RRR I
-2-
Environmental noise study can be referenced in determining appropriate mitigation
measures for the new project. Previously, mitigation measures to reduce noise impacts
from the railroad to less than significant included constructing a masonry wall, earthen
berm or berm/wall combination along the south property lien a minimum of 12.2 feet in
height. Linne Estates will likely have the same mitigation measures along the northern
property lines adjacent to the railroad.
Sewage Treatment Facility
Additional information regarding the proposed sewage treatment facility is necessary.
Specifically, a description of how the facility operates and the number of buildings and
ponds associated with the facility is needed. This information is needed prior to
completion of the Initial Study.
Access
The tentative map currently shows Linne Road providing access to lots 41, 42, 43, 44,
51, 52 & 53. The Department of Public Works is restricting access to all vacant lots with
frontage along Linne Road, specifically lots 1, 31, 32, 42, 43, 44, & 48. Lots with existing
single-family residences may continue to use Linne Road for access.
Tentative Map
The following changes need to be shown on a revised tentative map:
• Identify how access will be obtained across the parcels labeled N.A.P.O.T.S.
• Revise the zoning and General Plan information to reflect the new zoning and
General Plan designations (R-VL & R/VL respectively). There is no C-N zoning
involved with the project.
• If using Development Title Sections 9-310.3 and 9-310.4 to average the lot sizes
and lot widths, indicate as such on the tentative map. In addition, indicate the
average lot size and lot width and show how these numbers were calculated.
• Identify the smallest lot area on the map (lots cannot be smaller than 13,125
square feet).
• Identify the smallest width on the map (lots cannot have a lot width of less than
70 feet).
• Name the future public roadways (See Larry Matthews, 468-3160).
• Show the location of all existing residences. Lot 51 contains a residence which is
not shown on the tentative map.
