Conditions <br /> Major Subdivision Application No. PA-02-409 was approved by the Planning Commission on <br /> The effective date of approval is . This tentative map approval will expire on ' which is <br /> three (3) years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and(2) a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The final map shall substantially conform with the approved vesting tentative <br /> map dated March 4, 2003. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) The average lot size for all lots in the proposed subdivision shall be equal to or greater than the <br /> minimum lot size required [17,500 square feet]. Individual lots shall not be less than five <br /> thousand (5000) square feet in area. (Development Tiue Section 9-310.3(b [1 &2])). <br /> (2) The average lot width for all lots in the proposed subdivision shall be equal to or greater than the <br /> minimum lot width required [100 feet]. Individual comer lots shall not have a lot width of less <br /> than fifty(50)feet. (Development Title Section 9-310.4(a [1 & 2])). <br /> c. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> (2) Trees shall be spaced at a maximum of sixty (60) foot intervals or a minimum of one tree per lot <br /> frontage(Development Title Section 9-1020.4[a]). <br /> d. NOISE ATTENUATION WALL: The following requirements shall apply to construction of the noise <br /> attenuation wall: <br /> (1) The applicant shall construct a minimum 12.2-foot tall masonry wall, earthen berm, or berm/wall <br /> combination along the northern property line of lots adjacent to the Union Pacific Railroad. <br /> (2) The masonry wall, earthen berm, or berm/wall combination may continue parallel to the railroad <br /> beyond lots 6, 18, and 66. If the barrier will continue parallel to the railroad, the applicant shall <br /> provide documentation to the Community Development Department indicating that permission <br /> has been obtained to construct the barrier along the N.A.P.O.T.S. parcel adjacent to the Union <br /> Pacific Railroad as shown on the tentative map dated March 4, 2003. <br /> (3) If the barrier is not continued parallel to the railroad beyond lots 6, 18, and 66, the applicant shall <br /> implement the following: <br /> A.
