the County of San Joaquin. All improvement plans and specifications shall include a grading plan <br /> for each individual lot, if applicable. These improvement plans and specifications are subject to <br /> plan check and field inspection fees and must be approved by the Department of Public Works <br /> prior to approval of the Final Map. (Development Title Sections 9-240, 9-910. and 9-1100; <br /> Resolution R-92-814) <br /> b. If improvements referred to herein are not completed prior to approval of the Firal Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin to ersu.-= the completion <br /> of improvements within one year after filing the Final Map. (Development Tire Section 9- <br /> 1100.3[j]) <br /> c. Dedication to result in a 42-foot-wide right-of-way from the centerline of Linne Road to the <br /> property line shall be required and improved on the subdivided side to County standards for an <br /> 84-foot-wide right-of-way minor arterial. (Development Title Section 9-1150.5[,;) <br /> d. Interior roads shall be named and improved to a standard for a local resider;;@? road with vertical <br /> curb and gutter. Sidewalks are not required. The tentative map cross-sectio` shall be - - <br /> revised to reflect local residential streets. (Development Title Section 9-1150.3,-r--) <br /> e. A community retention pond terminal drainage system shall be provided to meet the requirements <br /> of the County and to provide adequate drainage for the subdivision. Hydrologic and hydraulic <br /> analyses shall demonstrate that all property, both downstream and upstream of ne discharge, <br /> will not be subject to a higher flood level as a result of the proposed drainage. (Development Title <br /> Section 9-1135.2) <br /> f. The project shall be served by a public water system conforming to the requirements of the <br /> Environmental Health Department and the Department of Public Works. The system shall <br /> provide adequate domestic and fire water supply in conformance to the requirements of the <br /> County Fire Warden and the local fire district. An analysis shall be performed to determine the <br /> system capacity and the need for a new water well. If said well is required, then a test well <br /> showing that the production well will meet all applicable standards is required prior to approval of <br /> the improvement plans of any work within the site. (Development Title Section 9-1120.2) <br /> g. The project shall be served by a public sewer collection and treatment system constructed in i <br /> conformance with the requirements of the Environmental Health Department and the Department <br /> of Public Works. A wastewater treatment plant study acceptable to the Environmental Health <br /> Department and the Department of Public Works is required prior to approval of the improvement - <br /> plans of any work within the site. The wastewater treatment plant shall be designed for future . <br /> expansion within the area of Linne Road on the south, Chrisman Road on the east, and the Union <br /> Pacific Railroad on the north. The 16-acre parcel controlled by Linne Estates, LLC, west of the <br /> sewage treatment pland and south of Bates Road, shall be included in the design for future <br /> expansion. Future expansion design is defined as providing the land necessary to expand the <br /> sewage treatment plant. (Development Title Section 9-1105.2) <br /> h. Street lighting shall be provided for the subdivision and the frontage of Linne Road and at the <br /> intersection of the proposed road. The applicant shall pay all costs related to the lighting district <br /> formation such as Proposition 218, the engineer's report, and any other incidental costs. The <br /> property shall transfer to a zone within County Service Area No. 44 prior to approval of the Parcel <br /> Map to provide for the operation, maintenance, and improvement of street lighting facilities. A <br /> new assessment for the zone shall be approved by the property owners prior to approval of the <br /> Parcel Map. The assessment for the new zone shall be based on the cost for maintenance, <br /> operation, system improvements and any replacement program of facilities within CSA 44. The <br /> applicant shall pay for the cost to process the transfer and operation of the system from the time <br /> San Joaquin County PA-02-409\01m stead <br /> Community Development Page 11 <br />
