To be provided by the Department of Public Works. <br /> Conditions of Approval for PA-02-409 (Major Subdivision) <br /> Major Subdivision Application No. PA-02-409 was approved by the Planning <br /> Commission on . The effective date of approval is . This tentative map approval will <br /> expire on , which is three (3) years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be complied with prior to approval of the Final Map. Those Conditions followed <br /> by a Section Number have been identified as ordinance requirements pertinent to <br /> this application. Ordinance requirements cannot be modified and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468- <br /> 3161) <br /> a. TENTATIVE MAP: The final map shall substantially conform with the approved <br /> vesting tentative map dated October 7, 2002. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to <br /> this map: <br /> 1). The average lot size for all lots in the proposed subdivision shall be equal to or <br /> greater than the minimum lot size required [17,500 square feet]. Individual lots <br /> shall not be less than five thousand (5000) square feet in area. (Development <br /> Title Section 9-310.3(b[1 & 2])). <br /> 2). The average lot width for all lots in the proposed subdivision shall be equal to or <br /> greater than the minimum lot width required [100 feet]. Individual corner lots <br /> shall not have a lot width of less than fifty (50) feet. (Development Title Section <br /> 9-310.4(a [1 & 21)). <br /> c. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1). Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> 2). Trees shall be spaced at a maximum of sixty (60) foot intervals or a minimum of <br /> one tree per lot frontage (Development Title Section 9-1020.4[a]). <br /> d. NOISE ATTENUATION WALL: The following requirements shall apply to <br /> construction of the noise attenuation wall: <br /> 1). The applicant shall construct a minimum 12.2-foot tall masonry wall, earthen <br /> berm or berm/wall combination along the northern property line of lots adjacent <br /> to the Union Pacific Railroad. <br />
