Kerry Sullivan -2- COMMENTS ON DEVELOPMENTS PA-02-409 RECOMMENDATIONS: 1. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications shall include grading plan for each individual lot, if applicable. These improvement plans and specifications are subject to plan check, field inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) 2. If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within one (1)year after filing the Final Map. (Development Title Section 9-1100.30)) 3. Dedication to result in a 42-foot wide right-of-way from the centerline of Linne Road to the property line shall be required and improved on the subdivided side to County Standards for a 84-foot right-of-way minor arterial. (Development Title Section 9-1150.5(b)) 4. Interior roads shall be named and improved to a standard for a local residential road with curb, gutter, and sidewalk. (Tentative map cross section detail shall be revised to reflect local residential streets.) (Development Title Section 9-1150.3 (fl) 5. A community retention pond terminal drainage system shall be provided to meet the requirements of the County and to provide adequate drainage for the subdivision. Hydrologic and hydraulic analyses shall demonstrate that all property,both downstream and upstream of the discharge, will not be subject to a higher flood level as a result of the proposed drainage. (Development Title Section 9-1135.2) 6. The project shall be served by a public water system conforming to the requirements of the San Joaquin County Public Health and Environmental Services Division and the Department of Public Works. The system shall provide adequate domestic and fire water supply in conformance to the requirements of the County Fire Warden and the local Fire District. An analysis shall be performed determining the system capacity and the need for a new water well. If said well is required then, a test well showing that the production well will meet all applicable standards is required prior to the approval of the improvement plans of any work within the site.
