The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health and <br /> Environmental Services Division and the Department of Public Works. A wastewater <br /> treatment plant study acceptable to the Department of Public Works and San Joaquin County <br /> Public Health and Environmental Services Division is required, prior to the approval of the <br /> improvement plans or any work within the site. The Waste Water Treatment Plant shall be <br /> designed for future expansion taking into account the area zoned residentlail low <br /> bounded by the <br /> Roadand south mid cast of Union Pacific Railroad Linne Road on the south, Chrisman <br /> Road�to the east and the Union Pacific Railroad on the north The 16-acre parcel, controlled <br /> by Linne Estates LLC west of the sewne treatment plant and south of Bates Road shall be <br /> included in the design for future expansion Future expansion design is defined as providing <br /> for the land necessM to expand the sewage treatment plant. <br /> (Development Title Section 9-1105.2) <br /> 8. Street lighting shall be provided for the subdivision and the frontage of Linne Road and at the <br /> intersection of the proposed road. The applicant shall pay all costs related to the lighting <br /> district formation such as Proposition 218,the engineer's report, and any other incidental <br /> costs. The property shall transfer to a zone within County Service Area No. 44 prior to <br /> approval of the Parcel Map to provide for the operation maintenance and3mprovement of <br /> street lighting facilities A new assessment for the zone shall be approved by the property <br /> owners 12rior to 012roval of the Parcel M4p. The assessment for the new zone shall be based <br /> on the cost for maintenance operation system improvements and any replacement program <br /> of facilities within CSA 44 The applicant shall pay for the cost to process the transfer and <br /> assessment for the new zone In addition the applicant shall pay for the maintenance and <br /> operation of the system from the time the facilities are accepted by the Distract until the <br /> transferred area is placed on the assessment role of the District. <br /> (Development Title Section 9-1100.5) <br /> 9. Adjustment to improvements shall be made to provide for two-way traffic and for temporary <br /> cul-de-sacs as well as utility systems modification to conform to County Standards. <br /> 10. A Preliminary Soils Report is required in accordance with the County Standards for the <br /> purpose of determining the R-Value for the design of the roads. <br /> (Development Title Section 9-910.2) <br /> 11. All utilities shall be underground except power transmission facilities of 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and as <br /> required by the public utility companies. <br /> (Development Title Section 9-1155.2) <br />
