Wastewater Treatment <br /> A public wastewater treatment system is required in urban communities. Septic systems <br /> may be permitted in Rural Residential areas, Commercial areas adjacent to Rural <br /> Residential areas, and in Warehouse Industrial zones, if General Plan policies and <br /> Development Title regulations are met. (Vol. I, Policy 2, pg. IV-103) <br /> • This parcel is under the jurisdiction of the Woodbridge Sanitary District for public <br /> wastewater treatment. The applicant has secured a "will-serve" letter from the <br /> Woodbridge Sanitary District indicating that there is adequate capacity for a <br /> connection to the sewer system. <br /> Water Supply <br /> A public water supply system is required in urban communities. In Rural Residential <br /> designations, individual wells may be permitted if parcels are two acres or greater and <br /> no public water system exists. (Vol. I, Policy 2, pg. IV-105) <br /> • This parcel is under the jurisdiction of the Mokelumne Acres Maintenance District <br /> through the County for public water. The Department of Public Works has stated <br /> that water service is available and will be accommodated by the Maintenance <br /> District. <br /> Storm Water Drainage <br /> A public storm drainage system with terminal drainage is required in an urban <br /> community. A retention pond may be permitted with a Master Plan or Special Purpose <br /> Plan. On-site drainage may be permitted in Rural Residential designations if parcels are <br /> two acres or more. (Vol. I, Policy 1, pg. IV-109) <br /> • This parcel is under the jurisdiction of the Mokelumne Acres Maintenance District <br /> through the County for public storm water drainage. The Department of Public <br /> Works has stated that storm water drainage service is available and will be <br /> accommodated by the Maintenance District. <br /> Zone Reclassification <br /> In order to approve a Zone Reclassification, the Board of Supervisors must determine <br /> that the proposed zone is consistent with the General Plan, any applicable Master Plan, <br /> and any applicable Specific Plan; and that the zone is reasonable and beneficial at the <br /> time. <br /> If the Board of Supervisors approves the General Plan Amendment to Medium Density <br /> Residential, then the proposed Zone Reclassification would be consistent with the <br /> General Plan. There are no applicable Master Plans or Specific Plans. <br /> 3 <br />
