PA-0700349 OF J.S. <br /> MANAGEMENT (C/O OLD CASTLE PRECAST)(APN: 253-120-42) <br /> (ADDRESS: 10304 W. LINNE RD. TRACY, CA 95377) <br /> This project is a Site Approval Pre-Application to expand an existing concrete manufacturing <br /> facility. The project will include constructing a 24,942 square foot building to manufacture <br /> concrete pipes. The Use Type is General Industrial- Heavy. The zoning is I-G (General <br /> Industrial) with a General Plan Designation of I/G (General Industrial). The project is located on <br /> the south side of Linne Road, 300 feet east of Tracy Boulevard, southeast of Tracy. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> Access & Circulation <br /> Development Title Section 9-1015.5(h)(1) states, "Access driveways shall have a width of no <br /> less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles." The <br /> submitted site plan shows a 25-foot driveway from Linne Road to the plant with a 20-foot one- <br /> way aisle width circulation loop and therefore meets the Development Title requirement. The <br /> revised site plan shall show the circulation patterns for the loop as well as the ingress and <br /> egress traffic. <br /> Parking <br /> Development Title Table 9-1015.3(b) calls for 2 parking spaces per 1,000 square feet of building <br /> and 0.5 per employee for the Use Type, General Industrial- Heavy. Parking stalls shall be a <br /> minimum nine (9) feet wide by twenty (20) feet long (Development Title Section 9-1015.5). <br /> Given that the square footage of the building is 24,942 and the stated number of employees is <br /> 20, the required number of parking spaces for the proposed project shall be 60 of which 3 must <br /> be handicapped accessible (Development Title Section 9-1015.10). The site does show up to 33 <br /> parking spaces for the existing concrete plant and does not show any new proposed parking. <br /> I <br />
