The revised site plan shall show additional parking to sufficiently accommodate the new plant. <br /> In addition, the surfacing of all permanent parking lots including parking spaces, driveways and <br /> maneuvering areas, including the circulation loop, shall be surfaced and permanently <br /> maintained with asphalt concrete or Portland cement concrete to provide a durable dust free <br /> surface (Development Title Table 9-1015.5(e). Paved areas must be shown on the site plan and <br /> should be reflected on the revised site plan. <br /> Services <br /> The parcel is currently served by an on-site well and septic system. Stormwater drainage shall <br /> be retained on-site by an existing retention basin. The well, septic system including leech lines, the <br /> drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135). <br /> Landscaping <br /> Development Title Section 9-1020.7[a] requires a minimum ten (10) foot wide landscape strip <br /> along adjacent streets. The submitted site plan does show an existing ten foot landscape strip <br /> along Linne Road and therefore meets this requirement. Areas of the property which are not <br /> part of the project shall be barricaded from traffic and kept mowed and dust free. <br /> Outdoor Storage <br /> All storage materials and related activities, including storage areas for trash and rock and dirt piles, <br /> shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred <br /> (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet <br /> above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]). Storage shall be shown <br /> on the revised site plan as well as screening for any proposed outdoor storage areas. <br /> Signs <br /> If a sign will be proposed, sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five <br /> (5) feet from any future right-of-way line, including any corner cut-off (snipe). (Development Title <br /> Section 9-1710.2[g]) If the proposed sign exceeds the requirements of the Development Title, then <br /> it would have to be included as part of the full application. <br /> Next Steps <br /> When the applicant has addressed the issues discussed above and is ready to submit the full <br /> application it will be necessary to do the following: <br /> • Submit the remaining portion of the Site Approval fee. <br /> • Submit seven copies of the revised site plan and two reduced 8 '/z X 11 copies with the <br /> following revisions: <br /> • The location, dimensions and surface material of existing and proposed <br /> parking (including stalls), driveways, access points and circulation routes. <br /> ■ The location of existing and proposed landscaping. <br /> ■ The location of existing and proposed water wells, septic tanks, leach <br /> lines and storm drainage facilities. <br /> 2 <br />
