CONDITIONS OF APPROVAL <br /> SU-88-10 <br /> VERNER CONSTRUCTION <br /> All conditions, unless otherwise noted, shall be fulfilled prior <br /> to approval of the final map. <br /> 1 . Planning Division: <br /> a. In lieu of conveyance of park land to the County as <br /> prescribed in Section 9-9261 of the Planning Title , the <br /> developer shall contribute fees of equivalent value as <br /> defined in Section 9-9264 . Arrangements for the payment <br /> of said fees shall be approved by County Counsel prior to <br /> final map recordation. <br /> b. Pursuant to Section 66474 . 9 of the Subdivision Map Act , <br /> the subdivider shall defend, indemnify, and hold harmless <br /> the local agency or its agents , officers , and employees <br /> from any claim, action, or proceeding against the local <br /> agency or its agents , officers , or employees to attack, <br /> set aside, void, or annul an approval of the local agency, <br /> advisory board, appeal board, or legislative body con- <br /> cerning a subdivision, which action is brought within the <br /> time provided for in Section 66499 . 37 of the Subdivision <br /> Map Act . <br /> c . A preliminary copy of the Department of Real Estate <br /> Subdivision Report shall be submitted to the Planning <br /> Director which will inform first-time buyers of undeveloped <br /> subdivision parcels that several different types of develop- <br /> ment fees may be required. The Report shall include the <br /> following statements : <br /> ( 1 ) The floor level of all residential structures shall be <br /> one foot above the 100-year flood elevation, as indi- <br /> cated by the best available information. <br /> ( 2 ) Development fees or school fees of an undetermined <br /> amount will be passed on to first-time purchasers. <br /> ( 3) A fire department contribution fee may be assessed at <br /> the time of building permit issuance . <br /> d. The storm drainage pond shall be fenced with a minimum <br /> six-foot-high chain link fence. Redwood slats shall be <br /> installed in the chain link fence to provide screening. <br /> e . A solid six-foot-high masonry wall shall be provided along <br /> the following areas : <br /> ( 1 ) The northern boundary of Lots 1 , 2 , 3 , 4 , and 5 . <br /> ( 2 ) The western boundary of Lots 5 , 6, 7 , 8 , 9 , 10 , and <br /> 37 . <br /> Conditions of Approval - 1 - ( SL's-88-10) <br />
