• 1 . The existing 20-foot public utility easement off "J" <br /> Street shall be reduced to 10 feet and centered over the <br /> existing storm drain with its west line common to the west <br /> line of Lot 35 . <br /> m. The owner shall enter into an agreement with San Joaquin <br /> County to participate in an Area of Benefit for off-site <br /> traffic signal improvements at Airport Way/Lathrop Road <br /> and I-5 northbound off-ramp/Lathrop Road. <br /> 3 . Local Health District : <br /> a. Connection to an approved public water supply system is <br /> required. A letter from the water supplier will be <br /> required which states that the system meets State water <br /> quality standards prior to recording the final map. <br /> b. Connection to a public sewer system is required. <br /> 4 . Building Inspection Division: <br /> a. A grading plan shall be submitted by the developer, and it <br /> shall be approved and a grading permit issued by the <br /> Building Inspection Division prior to the performance of <br /> any excavation or filling of earth material . <br /> b. The grading plan shall contain the information listed in <br /> the U .B.C . , Appendix, Chapter 70 , Section 7006 (d) . <br /> c . The grading plan shall include complete drainage details <br /> and elevations of the adjacent parcels . Retaining wall <br /> details shall be submitted where applicable . <br /> d. Subdivision grading in excess of 5 , 000 cubic yards shall <br /> comply with Section 7014 for "Engineered Grading <br /> Requirements . " <br /> e. All recommendations of the soils engineer shall be incor- <br /> porated in the grading plan. <br /> f . All compaction reports must be submitted prior to issuance <br /> of a building permit . <br /> g. Existing elevation certification is required with building <br /> permit applications for sites subject to the 100-year <br /> flood. <br /> 5 . Pacific Gas & Electric Company: <br /> Ten-foot-wide public utility easements shall be provided on <br /> all street frontaaes within the subdivision. <br /> 6 . Manteca-Lathrop Rural Fire Department : <br /> a. The subdivision shall meet requirements of the Uniform <br /> Fire Code . <br /> Conditions of Approval - 3 - (SU-88-10 ) <br />
