Item No . 3 <br /> PC : 5-5-88 <br /> SU-88-10 <br /> Page 1 <br /> RECOMMENDATION <br /> It is recommended that the Planning Commission: <br /> 1 . Approve the Negative Declaration and direct the Clerk to file <br /> a Notice of Determination; and <br /> 2 . Approve Major Subdivision Application No . SU-88-10 for the <br /> Eagle Park Unit No. 5 subdivision based on the Findings in <br /> the staff report and subject to the Conditions of Approval in <br /> the staff report . <br /> FINDINGS <br /> 1 . "The proposed map is consistent with applicable General and <br /> Specific Plans. " <br /> Staff can make this finding because the proposed map is <br /> consistent with the residential policies of the General <br /> Plan and with the Residential Low Density designation of <br /> the General Plan. <br /> 2 . "The design or improvement of the proposed division is con- <br /> sistent with applicable General and Specific Plans . " <br /> Staff can make this finding for the following reasons: <br /> a. The number of lots proposed is within the density range <br /> allowed under the Residential Low Density designation of <br /> the General Plan; <br /> b. Adequate traffic circulation will be provided by the <br /> design. <br /> 3 . "The site is physically suited for the type of development . " <br /> ° Staff can make this finding because the site is relatively <br /> flat and can accommodate the number of units as proposed. <br /> 4 . "The site is physically suitable for the proposed density of <br /> development . " <br /> Staff can make this finding because public services (e.g. , <br /> sewage disposal , water , storm drainage) are available to <br /> support the number of units proposed and because each lot <br /> in the proposed subdivision will meet the width, area, and <br /> setback requirements specified for the R1-U zone. <br />
