"The design of the subdivision or the proposed improvements <br /> are not likely to cause substantial environmental damage or <br /> substantially and avoidably injure fish or wildlife or their <br /> habitat . " <br /> ° Staff can make this finding for the following reasons : <br /> a. No unique wildlife habitat has been identified on the <br /> project site ; and <br /> b. No adverse environmental effects have been identified in <br /> the analysis of this project . <br /> 6 . "The design of the subdivision or the type of improvements is <br /> not likely to cause serious public health problems . " <br /> Staff can make this finding because the proposed sub- <br /> division will be served with public sewer , water, and storm <br /> drainage services and because no hazardous on-site con- <br /> ditions have been identified. <br /> 7 . "The design of the subdivision or the type of improvements <br /> will not conflict with easements, acquired for the public at <br /> large, for access through or use of property within the pro- <br /> posed subdivision. " <br /> ° Staff can make this finding because adequate public access <br /> easements have been included in the subdivision design. <br /> Access is to be provided to the storm drainage pond via <br /> one existing and one proposed easement . <br /> 8 . "Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan. " <br /> ° Staff can make this finding because all land or improve- <br /> ments to be dedicated (e .g. , Charmaine Court , Gardner <br /> Court , and the storm drainage pond) will satisfy County <br /> requirements. <br /> 9. "The design of the subdivision provides, to the greatest <br /> extent feasible, for the future passive or natural heating <br /> opportunities in the subdivision. " <br /> ° Staff can make this finding because individual dwellings <br /> can be oriented to take advantage of solar heating and <br /> cooling opportunities . <br /> PROJECT DESCRIPTION <br />
