Item No. 3 <br /> PC : 5-5-88 <br /> SU-88-10 <br /> Page 3 <br /> The proposed project is to divide two parcels totalling 7 . 66 <br /> acres into 37 single-family residential lots. The lots as pro- <br /> posed will conform with the R1-U (Residential , Single-Family <br /> Urban) zoning district with a 6, 000-square-foot minimum lot size. <br /> The overall project density is 4 . 8 dwelling units per gross acre, <br /> which is consistent with the Low Density Residential General Plan <br /> density of two to six units per gross acre . <br /> Public streets are proposed to serve the subdivision, with access <br /> off of "J" Street and Cambridge Drive. Each subdivision street <br /> is proposed with 50-foot-wide rights-of-way, a 32-foot-wide paved <br /> section, and curb, gutter, and sidewalk on both sides of the <br /> road. <br /> Public services are proposed to be provided by the Lathrop <br /> County Water District for water and sanitary sewer, County <br /> Service Area No. 4 for storm drainage, and Pacific Gas and <br /> Electric Company for electrical power and natural gas . <br /> Fire protection is to be provided by the Manteca-Lathrop Fire <br /> District , with police protection by the San Joaquin County <br /> Sheriff ' s Department . The project site is within the Manteca <br /> Unified School District . <br /> This subdivision has been filed under the Vesting Tentative Map <br /> provisions of the Planning Title (Section 9-9114 ) . <br />
