Easements for utili- <br /> ties shall be provided as required by the public utility <br /> companies . <br /> i . Lot lines shall be adjusted to meet minimum widths at the <br /> setback. <br /> j . The developer shall agree to participate in an Area of <br /> Benefit or other financial mechanism for the Reclamation <br /> District 17 levee improvement . <br /> k . A 20-foot-wide access easement and an improved road shall <br /> be placed through Lots 10 and 11 at the south end of <br /> Charmaine Court . <br /> 1 . The existing 20-foot public utility easement off "J" <br /> Street shall be reduced to 10 feet and centered over the <br /> existing storm drain with its west line common to the west <br /> line of Lot 35 . <br /> m. The owner shall enter into an agreement with San Joaquin <br /> County to participate in an Area of Benefit for off-site <br /> traffic signal improvements at Airport Way/Lathrop Road <br /> and I-5 northbound off-ramp/Lathrop Road. <br /> 3 . Local Health District : <br /> a. Connection to an approved public water supply system is <br /> required. A letter from the water supplier will be <br /> required which states that the system meets State water <br /> quality standards prior to recording the final map. <br /> b. Connection to a public sewer system is required. <br /> 4 . Building Inspection Division: <br /> a. A grading plan shall be submitted by the developer, and it <br /> shall be approved and a grading permit issued by the <br /> Building Inspection Division prior to the performance of <br /> any excavation or filling of earth material . <br /> b. The grading plan shall contain the information listed in <br /> the U. B.C . , Appendix, Chapter 70 , Section 7006 (d) . <br /> c . The grading plan shall include complete drainage details <br /> and elevations of the adjacent parcels . Retaining wall <br /> details shall be submitted where applicable . <br />
