An adequate water supply for fire protection with fire hydrants <br /> and connections shall be installed in conformance with the require- <br /> ments of the County Fire Warden and the Tracy Rural Fire District. <br /> 7. Drainage and street lighting systems shall be maintained by a <br /> utilities maintenance district. The maintenance district shall be <br /> formed prior to acceptance of the final subdivision map. <br /> B. The minimum net lot area shall be 30,000 square feet. <br /> 9. In lieu of a conveyance of park land to the County, as pres- <br /> cribed in Section 18.01 of Ordinance 892, as amended, the developer <br /> shall contribute fees of equivalent value as defined in said section. <br /> 10. The conditions of approval shall apply to the 142.08 ' by 219.95 ' <br /> lot fronting on Corral Hollow Road and indicated as not a part of <br /> this subdivision. The Subdivider shall execute such agreements, con- <br /> tracts and legal assurances as may be required to insure that said lot <br /> will be improved and provided services in the same manner as the <br /> numbered lots of the subdivision. Said agreements, contracts and <br /> legal assurances shall be submitted for approval of the County of <br /> San Joaquin. <br /> 11. A Preliminary Soil Report as prescribed in Section 5. 165 of <br /> Ordinance 892, as amended, shall be required. <br /> 12. Water well shall adjacent to the <br /> public right-of-way. Well sites shall be numbered alphabet, <br /> 11 P. <br /> and designated separately on the final map. w-� <br /> 13 . All parcels to provide for a minimum 150 ' width as required <br /> by the Zoning Ordinance. <br /> 14 . All lots on the Tentative Map are to be numbered. <br /> 15 . Carnegie Drive to be a fully improved cul-de-sac as per Ordinance, <br /> not a stub street . <br /> 16. Lot 5 of Unit No. 3 is to have the building setback lines <br /> shown indicating front and sideyard setbacks. <br /> 07 <br />
