Item No. 13 P,/C -15-76 5-76-4 Page 3 City of Tracy 1. Tracy's General Plan designates this area for urban low and medium density beyond 1980. Tracy is now revising their General Plan. 2. They recommend that County action be held in abeyance until the County General Plan to 1995 is adopted by the Board of Supervisors. Reason: 30,000 square foot lots do not appear to be consistent with the intent of preserving agricultural land surrounding the Rural Residential enclaves proposed in the Plan. The Rural Residential designation does not provide for 30,000 square foot lots. The decision should be delayed until the Rural Residential zone ordinance is articulated. Pacific Gas and Electric Company Pacific Telephone Company Tracy Unified School District Westside Irrigation District -- water Quality Control Board RECOMMENDATION AND FINDINGS The Board of Supervisors approved the original Subdivision subject to the following supplemental conditions of approval and it is recommended the same be applied on Unit No. 3 with the added conditions. 1. All improvements shall be constructed in conformance with the requirements of the County of San Joaquin. 2 . Easements for utilities shall be as required by P. G. & E. , P. T. & T. and all other public utilities. The provisions of Article XIIA of Ordinance 892, as amended, shall apply. 3. Plans for all improvements to be approved by San Joaquin County Department of Public Works prior to consideration of the final subdivision map. 4. Provision for storm water drainage shall comply with standards and requirements of the Department of Public Works prior to considera- tion of the final subdivision map. 5. Water and sewage system or methods shall conform to requirements of the Local Health District and the Department of Public Works . The subdivider is to provide such means of public water supply and maintenance according to the standards of the Local Health District, the Department of Public Works and the State Department of Public Health.
