Item No. 13 <br /> P/C 1-15-76 <br /> S-76-4 <br /> Page 2 <br /> - November 12, 1975 - The Environmental Review Committee, after much <br /> discussion concerning the adequacy of EIR 72-7 voted 6-2 to process <br /> this Tentative Map 5-76-4 with a Negative Declaration. <br /> - December 10, 1975 - The Development Committee voted to send this <br /> application to the Commission with a favorable recommendation inclusive <br /> of conditions. <br /> DESIGN AND PHYSCIAL IMPROVEMENT CONSIDERATIONS <br /> - Lot Size and Design - The RA-30 zone permits minimum lot sizes of <br /> 30,000 square feet and minimum lot width of 150 ' . <br /> - Unit No. 3 design conforms exactly to the Tract Map No. 903 . The only <br /> difference from the original approved tentative map is that lots have <br /> been renumbered and Lot "A" is now the stormwater retention basin. <br /> Storm drain easements are shown on the proposal which were not on the <br /> previous map. <br /> - Carnegie Drive should be a fully improved cul-de-sac not a dead end <br /> street . Rural Residential areas are not expected to grow. <br /> - All future building sites must respect the 125 ' wide P. G. & E. trans- <br /> mission line easement on lots 1, 2, and 13-17. <br /> - Lots 5 , 6 , 7, 8 and 18 lack 150' of frontage at the 30' building setback <br /> line as required in Section 12.3 of Ordinance 850. <br /> - Lot 5 should have a building envelope designated on the tentative map <br /> indicating the front and sideyards. <br /> REFERRALS AND REPLIES <br /> - County Fire Warden <br /> 1. Fire hydrants shall deliver a minimum flow of 500 G.P.M. for <br /> 2 hour duration time. <br /> 2. WATER MAIN SIZE. Minimum size shall be 6" ; where blocks exceed <br /> 600 ' in length with no cross connections, main size shall be 8" . <br /> 3 . HYDRANTS DISTRIBUTION. One hydrant shall be providpd for each <br /> 120,000 square feet served by the system. Approximately 500' <br /> separation between hydrants. <br /> 4 . RELIABILITY OF SUPPLY. Pumps shall, if possible, receive electri- <br /> cal power from separate sources to insure reliability. <br /> Automatic motor driven power sources or adequate storage sources <br /> may be considered in lieu of the two separate sources of public <br /> utility power. <br /> - San Joaquin Local Health District <br /> 1. It is requested that the following be added as recommendation <br /> No. 14 to the "Recommendation" paragraph of subject tentative <br /> map: <br /> 14 . Individual sewage disposal systems are to be installed under <br /> permit and inspection by the San Joaquin Local Health District . <br />
