Item No. 3 <br /> D/C 10-27-82 <br /> 5-83-1 <br /> Page 2 <br /> OTHER CONSIDERATIONS <br /> - The map has been revised to provide all lots with County road frontage. <br /> - Individual ponds are proposed for storm drainage. <br /> - z-83-11 which is in process will rezone this property to Rural Residential. <br /> - The Environmental Review Officer has prepared a Negative Declaration based on <br /> an Initial Study of the project. <br /> RECOMMENDATION <br /> - Ratify the Negative Declaration with the finding that the project will not <br /> have an adverse effect on the environment . <br /> - Forward the project to the Planning Commission with a recommendation for <br /> approval based on the following findings of fact : <br /> - The project conforms with the General Plan as to use and density. <br /> - Conditions of approval: <br /> 1) All improvements shall conform with the Improvement Standards and <br /> Specifications of the County of San Joaquin. <br /> All improvement plans and specifications must be approved by the County <br /> of San Joaquin Department of Public Works prior to approval of the Final <br /> Map. <br /> If improvements referred to herein are not completed prior to the approval <br /> of the Final Map, the subdivider shall execute an agreement with the <br /> County of San Joaquin, insuring the completion of improvements within <br /> one (1) year after filing the Final Map. <br /> Full street improvements in compliance with Section 1612 of Ordinance <br /> 2634 and Ordinance 672 shall be provided within the subdivision. Third <br /> Street shall be fully improved in compliance with County standards. <br /> The subdivider shall pay users fees for the utility services from the <br /> time the improvements are accepted by the County to the end of the fiscal <br /> year, or up to a one (1) year period, as the case may be. <br /> 2 ) Drainage shall be provided. <br /> A. Storm drainage shall be contained on each lot. Lot grading and storm <br /> drainage improvements shall be part of the improvement plans. <br /> The drainage system shall meet the requirements of the County and <br /> provide adequate drainage for the improvements (development) . The <br /> acceptance or approval by the County of the drainage system does not <br /> relieve the developer or his engineer of the responsibility of <br /> providing an adequate drainage system. <br />
