6 . A new traffic study should be required, in view of the fact <br /> that the last one is many years old. <br /> 7 . Farming operations of established vineyards are in place on <br /> both east and west sides of the proposed subdivision, assuring <br /> that this group of houses will be isolated and not compatible <br /> with existing usage of the land. <br /> 8 . These farming operations require the application of pesticides <br /> and herbicides ; such applications will soon be complained <br /> about . (As in the case of the subdivision built under the <br /> approach to an existing airport runway which, upon occupancy, <br /> immediately starts to complain about the noise! ) <br /> 9 . These same farming operations require the use of noisy and <br /> large equipment, and the use of Locke Road, which would be <br /> incompatible with the large number of automobiles envisioned, <br /> traveling in this speed-limitless area. At harvest, large, <br /> slow-moving trucks and heavy equipment will be used in close <br /> proximity to the proposed homes . <br /> 10 . The influx of small children will require the secure fencing <br /> of the project to avoid possible accidents in the farming <br /> operations . This will also present a burden to the farmers <br /> who will have to assure the security of their property, <br /> particularly during actual operations . This may well require <br /> an expensive fencing outlay which would otherwise not be <br /> required. At the very least, a high sound wall will be <br /> necessary. <br /> 11 . The old Lockeford Winery, while under new ownership, still has <br /> many toxic waste problems, presenting another safety and <br /> attractive nuisance hazard within a few hundred feet of the <br /> proposed subdivision. <br /> 12 . The proposed "retention pond" will be nothing more than a <br /> mosquito breeding facility, and can hardly be considered an <br /> "amenity" . <br /> 13 . Present sewage facilities in the Lockeford area are unlikely <br /> to be adequate for a development of the size envisioned. Will <br /> the present residents of the are be required to pay for the <br /> increase required? Will present users of septic tanks near to <br /> the proposed subdivision be required to "hook up" to a sewage <br /> facility at considerable expense? If so, the developers of <br /> the property in question should bear all such expenses if this <br /> proposal were to be granted. <br /> 14 . The heavy industry right across the street from the proposed <br /> subdivision is an 18 to 24 hour operation, very brightly lit <br /> at night, and again, a safety hazard for small children. <br /> 15 .
