(6) LOCATION FROM RIGHTS-OF-WAY: Trees shall be located at a minimum of <br /> four (4) feet and at a maximum of ten (10) feet outside of the road right-of-way. <br /> (7) STREET FRONTAGES: Street trees shall be required along street frontages <br /> where noise attenuation walls are required. They shall be placed in the yard or <br /> integrated with a serpentine wall. <br /> (8) COUNTY TREE LIST: Trees shall be chosen from the County tree list. <br /> e. STREET NAMES: All street names shall be approved by the Planning Director. <br /> f. SCREENING: The subdivider shall construct a solid masonry noise wall, six to seven <br /> feet in height, along (but outside of) the Locke Road right-of-way. If the wall is not <br /> completed prior to final map approval, suitable bonds shall be posted to ensure <br /> completion of the wall. The wall shall also be designed and constructed to incorporate <br /> design features such as tree planter wells, variable setbacks, split block face, columns, <br /> or other such features to provide visual and physical relief along the wall face. A six-to <br /> seven-foot-high solid masonry wall shall also be constructed along the west boundary of <br /> the subdivision. <br /> g. HOMEOWNERS OR PROPERTY OWNERS ASSOCIATION: A homeowners <br /> association shall be created for the entire subdivision. A copy of the preliminary <br /> conditions, covenants, and restrictions (CC&Rs) shall be submitted to the Planning <br /> Division for approval by the Planning Director. The CC&Rs shall include, but shall not <br /> be limited to, the following: <br /> (1) Provisions for the maintenance of the noise attenuation wall and any required <br /> landscaping. <br /> (2) Provisions guaranteeing that the bluff will be left in an undisturbed natural state <br /> and protected and that any revegetation of the bluff will be with plants native to <br /> the bluff, including the elderberry. <br /> h. LANDSCAPING PLAN: A landscaping and irrigation plan shall be submitted to the <br /> Planning Division for approval by the Planning Director. The plan shall include: <br /> (1) Details of species selection. <br /> (2) Planting locations along public roads and within or adjacent to any common <br /> areas. <br /> (3) Landscaping between the solid masonry wall and the Locke Road right-of-way. <br /> i. ARCHAEOLOGICAL: Additional archaeological investigation shall be completed to the <br /> satisfaction of the Planning Director. If the results of this investigation reveal no <br /> additional resources, no further action will be required. If additional resources are <br /> documented, further mitigation measures may be required, including, but not limited to <br /> additional excavation and/or protection of the site by requiring elimination of residential <br /> lots within the site boundaries. A Native American Monitor and a qualified archaeologist <br /> shall be present on the site during the initial site preparation and utility trenching to <br /> determine the appropriate disposition of any newly uncovered human remains. <br /> San Joaquin County SU-98-1WSA <br /> Community Development Page 10 <br />
