WATER SYSTEM - Two wells and main and fire hydrant system to <br /> provide fire flows as required by San Jouquin county and <br /> Montezuma Fire District . <br /> Existing agricultural wells near the eastern project <br /> boundary will be improved to meet State and local drinking <br /> water standards if feasible. If not , two new wells will be <br /> developed at the east and west ends of the project . <br /> 2 . SEWAGE DISPOSAL - Septic tank and leach lines in landscaped <br /> areas on each individual lot. Employee bathroom use is the <br /> major contributor in similar projects constructed by this <br /> developer. <br /> Businesses requiring sewage disposal in excess of the <br /> leaching capacity of the site will be unable to develope <br /> here and will buy or lease in other developments where <br /> sewer is available . <br /> 3 . UTILITIES - Five foot wide Public Utility Easements will <br /> be provided along all street frontages and such other loc- <br /> ations as may be necessary for installation of Power , gas , <br /> and telephone . <br /> 4 . STREETS - <br /> General <br /> a ) Eliminate all sidewalks due to lack of pedestrian <br /> traffic in this type of development . <br /> b ) Sidewalk areas to be landscaped and maintained by <br /> owners association contract with professional mainten- <br /> ance firm . Cost will be borne in tenants lease . <br /> c ) No onstreet parking . <br /> d ) Public Utility Easements along all right-of-way lines . <br /> e ) Use 50 foot common drives at lot boundaries wherever <br /> possible to minimize number of entry points onto streets . <br /> Use 35 foot minimum drive width to ensure large trucks <br /> can leave drives without swinging into opposing traffic <br /> lanes . <br /> Use maximum 4% drive slope to minimize sway as trucks <br /> use drives . <br /> Interior Streets : <br /> a) Minor - Streeta "A" and "C" . <br /> Use standard A-13 street section for 60 foot R/W , but <br /> without sidewalks . - 40 feet of pavement- center stripe . <br /> b ) collector streets - Streets "B" and "D" <br /> Same as for minor street only stripe for one lane in <br /> each direction with a continuous left turn lane in the <br /> center . <br />
