Right of ways <br /> within the subdivision shall be 84' wide. <br /> 10) All lots shall be provided with 100 year flood protection. Finish <br /> floor elevations shall be at or above the intermediate regional <br /> flood elevation noted in the U.S. Army Corps Flood Hazard Report. <br /> 11) Storm drainage, water system, and lighting shall be maintained, <br /> operated and improved as necessary by a County Service Area. The <br /> County Service Area shall be formed prior to the consideration <br /> of the Final Map. <br /> 12) An adequate water supply for fire protection with fire hydrants <br /> and connections shall be installed in conformance with the require- <br /> ments of the County Fire Warden and Montezuma Rural Fire District. <br /> 13) Access to Arch Road and 99 Frontage Road shall be restricted. <br /> All lots shall front on streets within the subdivision. <br /> 14) Highway Service Designation on the General Plan within the sub- <br /> division shall be amended prior to any lots within that area <br /> being developed. <br /> 15) The existing private right of way serving property to the north <br /> shall be shown on the Final Map. <br /> 16) Streets within the industrial park shall be named. <br /> 17) Storm drain ponds shall be fenced and maintained by the developer. <br /> RECOMMENDATION AND FINDINGS <br /> - Ratify the conditional Negative Declaration and approve the project <br /> subject to the conditions as recommended by the Development Committee <br /> with the following findings : <br /> - With Condition #10, there will be no additional improve- <br /> ments of property subjected to flood hazard. <br /> - With Conditions # 9 and 13, the traffic impact will be <br /> mitigated sufficiently to reduce it to an insignificant <br /> level. <br /> - The proposed subdivision conforms with the General Plan <br /> and Subdivision Ordinance. <br />
