Soil Suitability and Nitrate Loading Study
POST MAN PROPERTY
14250 South Jack Tone Road, Manteca, California
1.0. INTRODUCTION AND PROPOSED DEVELOPMENT
AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study
(Study) for the property located at 14250 South Jack Tone Road, Manteca, California (site
or subject property). The purpose of this Study is to determine the potential impact from
nitrate loading and the suitability of the subsurface for an onsite wastewater treatment
system (OWTS) due to the proposed development of an industrial building and septic
system at the site and the future use of the property. The study was performed in
accordance with the requirements of Section 9-1105.2(d) of the San Joaquin County
Community Development Department (SJCCDD). The scope of work included a soil
percolation test, groundwater sampling of the onsite domestic water well, review of
published soil and groundwater information, local septic use and permit research and
estimated nitrate impact to soil and groundwater at the site. The site and surrounding
area are illustrated in Figure 1. A site plan depicting structures, the percolation test hole
location, and the planned locations of the proposed building and septic system are
illustrated in Figure 2.
1.1. DESCRIPTION OF SITE
The location of the site, surrounding properties and general setting is illustrated on the
Manteca topographic map (7.5 Minute United States Geological Survey (USGS)
Topographic Series, California). The site is located in the eastern portion of Section 19,
Township 1 North, Range 8 East, Mount Diablo Base and Meridian (Figure 1).
The map shows the property located at an elevation of approximately 53 feet above mean
sea level in an area of low topographic relief. The regional slope of the area is relatively
gentle and dips toward the west-northwest. The property is located on the east side of
South Jack Tone Road, approximately 0.5 miles north of the five corners intersection of
South Jack Tone Road, French Camp Road, and Lone Tree Road, Manteca, California.
The site consists of a 10 -acre parcel identified as San Joaquin County Assessor Parcel
Number (APN) 203-050-290-000. The current land use type of the property is agricultural,
and the current zoning is Agricultural Grazing (AG -40). The existing structures on the site
include: an approximately 1,860 -square foot dwelling; a detached garage; a small
shed/shop building; and a domestic water well. The property is provided potable water
from the existing domestic water well located in the southwestern portion of the site
(Appendix A; Figure 2).
1.2. DESCRIPTION OF PROPOSED DEVELOPMENT
The proposed development will include the addition of an approximately 4,800 -square
foot warehouse and office building (proposed industrial building), an associated driveway
