Lennar Homes of California Mountain House Creek, Parcel L, Tract 3424, Tracy 4943.410.103 Modified Phase I Environmental Site Assessment 2.0 PREVIOUS ENVIRONMENTAL REPORTS Condor Earth Technologies, Inc., Mountain House Prosect Memo Neighborhood F Pesticide/Herbicide Report, August 3, 1998 This memo outlined some limited surface soil and groundwater sampling completed in response to mitigation measures described in the EIR dated September 1994. Two surface soil samples and one grab groundwater sample were collected. The exact location of the samples was not identified by the memo. Sample locations were stated to be shown on Drawing 1587Q-98-1, but this drawing was not included in the memo. A description of the sampling stated that the samples were collected from Neighborhood F, located west of Mountain House Parkway, approximately 1 mile south of Byron Road. The memo stated that corn and alfalfa were the crops grown in the area. The isolated samples did not identify any pesticides or herbicides in site soil or groundwater. 3.0 RECORDS REVIEW 3.1 PROPERTY RECORDS 3.1.1 Title Report/Ownership The Title Report lists recorded land title detail, ownership fees, leases, land contracts, easements, liens, deficiencies, and other encumbrances attached to or recorded against a subject property. Laws and regulations pertaining to land trusts vary from state to state and the detail of information presented in a Title Report can vary greatly by jurisdiction. As a result, ENGEO utilizes a Title Report, when provided to us, as a supplement to other historical record sources. A Preliminary Title Report for the Property, prepared by First American Title Company and dated January 26, 2021, was provided for our review. The Property title is vested in SunChaser Real Estate One LLC, A Delaware Limited Liability Company, subject to the terms of a Grant Deed dated December 10, 2020. No references to environmental liens, deed restrictions or other potential environmental issues were noted. This report is included in Appendix B. 3.1.2 Environmental Liens and Activity Use Limitations No environmental liens or activity use limitations were identified. 3.2 HISTORICAL RECORD SOURCES The purpose of the historical record review is to develop a history of the previous uses or occupancies of the Property and surrounding area in order to identify those uses or occupancies that are likely to have led to recognized environmental conditions on the Property. 3.2.1 Historical Topographic Maps/Aerial Photographs/Sanborn Maps Historical USGS topographic maps, aerial photographs, and Sanborn Fire insurance maps were reviewed to determine if discernible changes pertaining to the Property had been recorded.
