Lennar Homes of California Mountain House Creek, Parcel L, Tract 3424, Tracy
4943.410.103 Modified Phase I Environmental Site Assessment
of the wetland area consists of the Central Community Park and the Mountain House Branch
Library.
1.5 SITE AND VICINITY CHARACTERISTICS
According to published topographic maps, the Property ranges in elevation from approximately
52 feet above mean sea level (msl) in the northeast to approximately 63 feet above msl to the
southwest. Review of the Geologic Map of the Byron Hot Springs & Clifton Court Forebay
quadrangles found that the Property is underlain by surficial sediments, including alluvial pebble
gravel, sand, and clay of valley areas.
Geocheck— Physical Setting Source Summary of the Environmental Data Resources, Inc. (EDR)
report (Appendix A) indicated three Federal United States Geological Survey (USGS) and
11 State wells located within 1 mile of the Property. Well Numbers USGS40000185573,
USGS40000185543, and USGS40000185622 are mapped approximately 1/8 to 1 mile southeast,
southeast, and east-northeast, respectively, of the Property. One groundwater level measurement
was reported for each of these wells. Groundwater in the vicinity of Property was observed
between 4 feet and 6 feet below the ground surface (bgs). The Physical Setting Source Summary
also provided hydrogeologic information for use as an indicator of groundwater flow direction in
the immediate area. However, no groundwater flow direction information was identified.
We reviewed the Department of Water Resources On-line Water Data Library for depth to water
in the vicinity of the Property. The website identified one well within 1 mile of the Property.
We reviewed EnviroStor, a website maintained by the State of California Department of Toxic
Substances Control (DTSC), and GeoTracker, a website maintained by the State of California
Water Resources Control Board (SWRCB), for nearby facilities with records that include depth to
groundwater measurements. The following information was obtained regarding local groundwater
conditions.
TABLE 1.5-1: Local Groundwater Conditions
PROXIMITY • REPORTED DEPTH
PROPERTY TO GROUNDWATER GROUNDWATER FLOW
DIRECTION
0.6 mi SE 5-16 feet bgs N/A
0.3 mi E-NE 14.5-22 feet bgs North
0.7 mi E-SE 9-16 feet bgs Northeast
The site-specific depth to groundwater and direction of groundwater flow was not determined as
part of this assessment. Fluctuations in groundwater levels may occur seasonally and over a
period of years due to variations in precipitation, temperature, irrigation and other factors.
We reviewed the Department of Conservation, Geologic Energy Management(CalGEM),formerly
the Department of Conservation, Division of Oil, Gas, and Geothermal Resources (DOGGR),
website and map database to determine if any historic oil and/or gas wells were located within
the Property. Two plugged dry hole wells were mapped within 1 mile of the Property.
ENGEO March 15, 2021
Expect Excellence
