HOUSE SITE #1 & #2, MTN. HOUSE (SL0607789794) — These two closed
Cleanup Program Cases are related to the Chevron pipeline that extends through an easement
along the Southern Pacific Railroad line parallel to Byron Road. The cases were closed on
September 25, 2008. The impacts were isolated to a small area, and they included crude oil spills
that impacted soil and groundwater. Site#1 exhibited an impacted area measuring approximately
200 feet by 150 feet. Site #2 exhibited an impacted area measuring approximately 100 feet by
75 feet. The crude oil had been at the site for at least 30 years, and the plume was considered
stable or decreasing in size. The plume extends under the Byron Road right-of-way. Based on
the immobility of the weathered crude oil and the proximity to the Property, these cases are
unlikely to pose an environmental risk to the Property.
CHEVRON, MTN. HOUSE SITE #3, MTN. HOUSE (SL0607718672) — This closed Cleanup
Program Case is related to the Chevron pipeline that extends through an easement along the
Southern Pacific Railroad line parallel to Byron Road. DTSC originally managed the site, but the
case was transferred to the Regional Water Quality Control Board (RWQCB). The case was
closed on May 6, 2011. The impact was isolated to a small area and included a crude oil spill that
impacted soil and groundwater. Site #3 exhibited an impacted area measuring approximately
400 feet by 425 feet. The crude oil had been at the site for at least 30 years, and the plume was
considered stable or decreasing in size. A Soil and Groundwater Management Plan was created
to manage any subterranean work in the future. The plume extends under the Byron Road right-
of-way. Based on the immobility of the weathered crude oil and the proximity to the Property, this
case is unlikely to pose an environmental risk to the Property.
Based on the distances to the identified database sites, regional topographic gradient, and the
EDR findings, it is unlikely that the above-stated database sites pose an environmental risk to the
Property. Properties that are on the "Orphan Summary" list appear to be located beyond the
ASTM recommended radius search criteria.
ENGEO March 15, 2021
Expect Excellence
