Lennar Homes of California Mountain House Creek, Parcel L, Tract 3424, Tracy 4943.410.103 Modified Phase I Environmental Site Assessment FEATURE TYPE OBSERVATIONS No evidence of septic systems was observed within the Septic Systems Property during our site reconnaissance. The development will include a municipal sewer system. 4.3 INTERIOR OBSERVATIONS There were no structures located on the Property at the time of the reconnaissance. 4.4 ASBESTOS, LEAD, AND PCB-CONTAINING MATERIALS An asbestos, lead, and PCB-containing building material survey was not conducted as part of this assessment. No structures are currently located on the Property. 5.0 INTERVIEWS Mr. Eric Bose with SunChaser Holdings, Inc. and Mr. Steven Garrett with Lennar Homes of California completed a Key Site Manager-based and a Client-based environmental site questionnaire pertaining to environmental information regarding the Property. In the questionnaire, Mr. Bose and Mr. Garrett did not identify potentially environmentally related issues with the Property. They did mention that the Property was used for agricultural purposes. The questionnaires are presented in their entirety in Appendix G. 6.0 AGRICHEMICAL IMPACT ASSESSMENT Review of historical records indicates that the Property has been used as agricultural land since at least 1937. Since the Property was historically used for agricultural activities, an agrichemical assessment of the surface soil was conducted to evaluate the potential for residual concentrations of organochlorine pesticides (OCPs), arsenic, and lead. 6.1 SOIL SAMPLING On February 22, 2021, ENGEO collected 30 soil samples from 30 locations across the Property (Figure 2). Shallow soil samples (3 to 9 inches bgs) were collected from laboratory-provided jars. Upon collection of samples, a sample label was placed on each sample, including a unique sample number, sample location, and time/date collected. The soil samples were submitted under documented chain-of-custody to Torrent Laboratory Inc., a State-certified laboratory in Milpitas, California. Laboratory analysis of the soil samples included the following target analytes. • All samples were composited by the laboratory into 10 three-point composite samples. The 10 composite samples were analyzed for: o Organochlorine pesticides (OCPs) using EPA Method 8081 • Ten samples were analyzed on a discrete basis for: o Arsenic and lead using EPA Method 6010.
