Lennar Homes of California Mountain House Creek, Parcel L, Tract 3424, Tracy <br /> 4943.410.103 Modified Phase I Environmental Site Assessment <br /> FEATURE TYPE OBSERVATIONS <br /> No evidence of septic systems was observed within the <br /> Septic Systems Property during our site reconnaissance. The development will <br /> include a municipal sewer system. <br /> 4.3 INTERIOR OBSERVATIONS <br /> There were no structures located on the Property at the time of the reconnaissance. <br /> 4.4 ASBESTOS, LEAD, AND PCB-CONTAINING MATERIALS <br /> An asbestos, lead, and PCB-containing building material survey was not conducted as part of this <br /> assessment. No structures are currently located on the Property. <br /> 5.0 INTERVIEWS <br /> Mr. Eric Bose with SunChaser Holdings, Inc. and Mr. Steven Garrett with Lennar Homes of <br /> California completed a Key Site Manager-based and a Client-based environmental site <br /> questionnaire pertaining to environmental information regarding the Property. In the <br /> questionnaire, Mr. Bose and Mr. Garrett did not identify potentially environmentally related issues <br /> with the Property. They did mention that the Property was used for agricultural purposes. The <br /> questionnaires are presented in their entirety in Appendix G. <br /> 6.0 AGRICHEMICAL IMPACT ASSESSMENT <br /> Review of historical records indicates that the Property has been used as agricultural land since <br /> at least 1937. Since the Property was historically used for agricultural activities, an agrichemical <br /> assessment of the surface soil was conducted to evaluate the potential for residual concentrations <br /> of organochlorine pesticides (OCPs), arsenic, and lead. <br /> 6.1 SOIL SAMPLING <br /> On February 22, 2021, ENGEO collected 30 soil samples from 30 locations across the Property <br /> (Figure 2). Shallow soil samples (3 to 9 inches bgs) were collected from laboratory-provided jars. <br /> Upon collection of samples, a sample label was placed on each sample, including a unique <br /> sample number, sample location, and time/date collected. The soil samples were submitted under <br /> documented chain-of-custody to Torrent Laboratory Inc., a State-certified laboratory in Milpitas, <br /> California. <br /> Laboratory analysis of the soil samples included the following target analytes. <br /> • All samples were composited by the laboratory into 10 three-point composite samples. The <br /> 10 composite samples were analyzed for: <br /> o Organochlorine pesticides (OCPs) using EPA Method 8081 <br /> • Ten samples were analyzed on a discrete basis for: <br /> o Arsenic and lead using EPA Method 6010. <br /> ENGEO March 15, 2021 <br /> Expect Excellence <br />
