r <br /> Soil Suitability and Nitrate Loading Evaluation-DRAFT Page 2 of 18 <br /> Great Pacific Nut—Nut Processing Facility Expansion <br /> 3501 Lehman Road, Tracy, California <br /> May 15, 2019 CTE Job #25-071OG <br /> 1.0 SITE AND PROJECT DESCRIPTION <br /> The project is proposed to be constructed on a roughly level, triangular shaped, <br /> approximately 13.5 acre, parcel (APN: 255-02-061) located at 3501 Lehman Road in <br /> Tracy, California. A "Site Index Map" showing the project location is attached as Figure <br /> 1. The project parcel is zoned as AG-40 (General Agriculture). The project site is bound <br /> by Lehman Road to the south/southeast, Ahern Road to the northeast and a Banta <br /> Carbona Irrigation District (BCID) canal along the west. At the time of our field <br /> reconnaissance an existing residential structure and a metal warehouse building were <br /> located at the southwest corner of the subject property adjacent to Lehman Road. <br /> Adjacent surrounding properties to the north, south, east and west are agricultural and <br /> existing residential structures are located on adjacent parcels to the west (APN: 255-02- <br /> 046), northeast (APN: 255-02-058) and east (APN: 255-02-044). A Banta Carbona <br /> Irrigation District office building (APN: 255-02-062) is located southeast of the project <br /> site. An"Assessors Parcel Map" is attached as Figure-3 <br /> The proposed project is is understood to consist of designing and constructing an <br /> approximately 30,000 sf warehouse building, with associated parking and site <br /> improvements. Geotechnical design of the proposed building was the subject of our <br /> previously submitted "Geotechnical Engineering Investigation". The proposed new <br /> building site is expected to be located north of the existing house at the southwest portion <br /> of the property and that area had been cleared of orchard trees and groundsurface tilled at <br /> the time of our site visit. <br /> The new building is expected to include a bathroom on the south with associated leach <br /> field and a storm drainage basin on the east immediately south of the loading dock. The <br /> drainage basin was the subject of our previously submitted"Preliminary Percolation Test <br /> Results" report and information from that study has been included herein.
