Main Street <br />APNs 259-180-16 and 259-180-17 <br />Ripon, California 95366 <br />Dear Mr. Wong: <br />Project No. 034-21033 <br />Krazan & Associates, Inc. (Krazan) has prepared this workplan to conduct Phase II Limited Site <br />Assessment (LSA) activities at the above -referenced site (subject site). The proposed scope of work <br />would occur along the southern and eastern boundaries of the subject site to assess potential vapor <br />intrusion onto the subject site. <br />BACKGROUND <br />Site Location <br />The subject site is located southeast of W. Main Street and Vera Avenue within the City of Ripon, San <br />Joaquin County, California. The subject site consists of two (2) parcels collectively measuring <br />approximately 2.2 acres with the associated San Joaquin County Assessor's Parcel Numbers of 259-180- <br />17 and 259-180-16. The subject site is currently developed with a historical school building with a <br />structural footprint of approximately 7,400 square feet, a 900 -square -foot storage building, a medical <br />office building with a structural footprint of approximately 7,000 square feet, and a former dental office <br />building with a structural footprint of approximately 5,200 square feet. The historical school building is <br />associated with an address of 816 W. Main Street, the medical building is associated with an address of <br />150 Vera Avenue, and the former dental office is associated with an address of 200 Vera Avenue. The <br />150 Vera Avenue building is occupied by physicians and a portion of the former dental office building <br />(200 Vera Avenue) is being utilized by Bethany Home In -Home Care as office space. The historical <br />school and storage building were originally constructed in or before 1937, and the 150 and 200 Vera <br />Avenue buildings were originally constructed in or before 1975.
