1.0 EXECUTIVE SUMMARY <br />Consulting Associates of California (CAC) was retained by Signature Homes, Inc. (Signature -The <br />User) to conduct a Phase I environmental site assessment (ESA) of the property identified as the <br />Machado Property near Manteca in unincorporated San Joaquin County, California (the Site). <br />Work for this project was conducted pursuant to Signature's request on September 6, 2022. The <br />ESA has been prepared to document the existing conditions at the Site. <br />The Site consists of one parcel of land which totals approximately 156 acres of land. <br />Reportedly, the Site is will be subdivided and developed with single-family residential <br />structures, associated streets and easements. The Site is located at the southwest corner <br />of the intersection of South Airport Way and West Woodward Avenue near Manteca, San <br />Joaquin County, California. <br />At the time of the Site reconnaissance, the Site was occupied by two small residential structures <br />and three small outbuildings in the northeast portion while the majority of the Site is used for <br />agricultural production. Adjacent land use includes single-family residential to the north and <br />west, agricultural to the east and south west. <br />Historically, the Site has been used for agricultural production including oats in the winter and <br />corn during the summer months. <br />The Site and/or any adjacent or nearby facilities were not listed on any regulatory database as <br />having had releases of hazardous materials or other issues that could result in impact to the soil <br />or groundwater beneath the Site. <br />Findings <br />A recognized environmental condition (REC) refers to the presence or likely presence of any <br />hazardous substances or petroleum products in, on, or at a property: due to a release to the <br />environment; under conditions indicative of a release to the environment; or under conditions that <br />pose a material threat of a future release to the environment. The following was identified during <br />the course of this assessment: <br />• This assessment has revealed no evidence of recognized environmental conditions in <br />connection with the Site. <br />A controlled recognized environmental condition (CREC) refers to a REC resulting from a past <br />release hazardous substances or petroleum products that has been addressed to the satisfaction <br />of the applicable regulatory authority, with hazardous substances or petroleum products allowed <br />to remain in place subject to the implementation of required controls.
