• This assessment revealed no evidence of controlled recognized environmental conditions <br />in connection with the Site. <br />A historical recognized environmental condition (HREC) refers to a past release of any hazardous <br />substances or petroleum products that has occurred in connection with the property and has been <br />addressed to the satisfaction of the applicable regulatory authority or meeting unrestricted use <br />criteria established by a regulatory authority, without subjecting the property to any required <br />controls. The following was identified during the course of this assessment: <br />• This assessment has revealed no evidence of historic controlled recognized <br />environmental conditions in connection with the Site. <br />An environmental issue refers to environmental concerns identified by CAC which do not qualify <br />as RECs; however, warrant further discussion. <br />• There are reportedly two septic systems associated with the residences located at the <br />Site. Although there is no physical or documented evidence of a release to or from these <br />features, future development of the Site will require removal and appropriate closure of <br />them. <br />• Although there is no reported use of agricultural chemicals with the exception of Round- <br />up for weed control on roads and perimeters and nitrogen, it is possible that historic use <br />of the Site for agricultural purposes has the potential to have introduced persistent <br />agricultural chemicals such as herbicides and/or pesticides into the surface soils at the <br />Site. <br />• Prior to demolition activities, a pre -demolition asbestos assessment should be conducted <br />on the structures at the Site. <br />1-2 <br />
