SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Edgar Rizkallah of <br /> Blackhawk Management Group, LLC to conduct a Soil Suitability Study and Nitrate <br /> Loading Study for the property located at 7500 West Eleventh Street, Tracy, California <br /> (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br /> whether the soils are suitable for use with a septic system, as well as to estimate if the <br /> use of septic systems will impact ground water quality. The study was performed <br /> according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Development code. <br /> Proposed_ Development <br /> The proposed project is a new Arco fuel station and AM/PM convenience store (Plate <br /> 2). The project consists of a Site Approval application to construct a 2,900-square foot <br /> convenience store with a 6,114-square foot vehicle fueling canopy, a 4,048- square foot <br /> truck fueling canopy, and a carwash. The project will include a new septic system, <br /> underground fuel storage tank, underground water reclamation system for the carwash, <br /> vacuums, grease interceptor, and trash enclosure. The existing commercial building, <br /> septic tank, underground scales, and free-standing restaurant sign will be demolished. <br /> Site Description <br /> The Site is defined as Assessor's Parcel Number (APN) 250-150-16, -17, and -18, <br /> approximately 4.1 acres in size. The Site is located at 7500 West Eleventh Street, <br /> Tracy, California. Additional addresses listed for the property are 7590 and 7600 West <br /> Eleventh Street. <br /> An empty restaurant and a shop building are currently located on the Site. A public <br /> water well located to the southeast of the restaurant serves the property. Based on Mr. <br /> Rizkallah's conversation with previous owner Carl Navarra, an out-of-service well is <br /> located adjacent to or inside the shop. The portion of the Site surrounding the <br /> restaurant is paved (Plate 3). <br /> LOGE 2240 Page 1 <br />
