Section 1 Project and Site Background <br />Introduction <br />Keir & Wright was retained by Prologis, Inc., to conduct soils suitability and nitrate loading studies for <br />the proposed International Park of Commerce, Phase II (IPC 11) warehousing development (Project) <br />located in Tracy, California. The plan proposes the construction of private onsite water, sewer, and <br />storm drainage facilities to service the planned development. The following was prepared in accordance <br />with the requirements of the San Joaquin County Environmental Health Department (SJCEHD). <br />The purpose of the report is to propose use of Project treated wastewater as a source of an <br />unrestricted, non -potable water supply for irrigation of Project landscaping, and to describe conceptual <br />systems conducive to Project site conditions. Detailed treatment system designs will follow with future <br />project planning document submittals and approvals. <br />Proposed Development <br />The proposed Project involves the phased build -out of a 284 acre site by developing up to 5,219,740 <br />square feet of warehouse and logistics buildings. The fully developed Project is estimated to include <br />4,611 employees. Other dedicated areas on the site will include storm runoff detention and landscaping <br />(see Figure 1). The proposed Project is a "low water use" development, as no process water will be used, <br />and there will be no restaurants or food preparation facilities. Water use and wastewater production <br />will primarily result from employee sanitation. <br />Site Description <br />The Project site is located on the north and south side of W. Schulte Road, west of S. Lammers Road, in <br />Tracy, California (APN/Address: 209-250-10 & -37, 209-240-36 & -37 / 14320 W. Schulte Rd). Historically, <br />the site was used for agricultural production. The site has been an almond orchard for at least the past <br />20 years, according to the property owners. Ground elevations range from approximately 155' <br />(southwest) to approximately 90' (northeast), sloping generally to the north at roughly 1.1%. The <br />Property is zoned AG -40 (General Agriculture, 40 -acre minimum) and the General Plan designation is <br />A/G (General Agriculture). A site plan is provided in Appendix A. <br />Groundwater <br />According to the State Department of Water Resources groundwater data base (CASGEM), the <br />groundwater surface elevation is approximately 25' to 80' below ground surface (bgs), although there <br />are no wells in the CASGEM system located on the Project site. An agricultural well exists in the south <br />west corner of the project used emergency water when the local irrigation district cannot provide an <br />adequate surface water supply. No information can be found for this well. The well will be destroyed as <br />part of the Project improvements. <br />11 Page <br />
