its distance from the Site and the extensive ground-water investigation at <br /> Jamar Service which covered an area between the two properties, this <br /> facility is not anticipated to have impacted the subject Site. <br /> • Quick Stop #076, 1030 S. Olive Ave., approximately 270 feet southwest of <br /> the Site, Cleanup, Hazardous Materials, Hazardous Waste Generators, <br /> and Underground Storage Tanks lists. Live Oak reviewed records on file <br /> at the San Joaquin County Environmental Health Department for this <br /> facility. According to records reviewed, two 10,000-gallon gasoline USTs <br /> were removed from this facility in 1998. Gasoline, BTEX constituents, <br /> MTBE, and lead were detected in soil, and gasoline and benzene were <br /> detected in ground water. A total of 607 tons of soil were also removed <br /> and disposed. A "no further action" letter was issued by the San Joaquin <br /> County Environmental Health Department in 2010. It appears that two <br /> new 10,000-gallon unleaded gasoline USTs were installed in 1998. A <br /> 2021 Hazardous Materials Program Inspection Report identified only <br /> recordkeeping violations. A second notice from 2021 indicated hazardous <br /> waste stored in an open container; the situation was corrected. Based on <br /> the status of the UST investigation, as well as the extensive ground-water <br /> investigation at Jamar Service which covered the nearby area, this facility <br /> is not anticipated to have impacted the subject Site. <br /> • AT&T Corp, 1121 S. Oro Ave., approximately 630 feet south of the Site, <br /> Hazardous Materials list. Based on the type of listing and the distance <br /> from the Site, this facility is not anticipated to have impacted the Site. <br /> • Hollywood Cars Hospital, 1042 S. Sinclair Ave., approximately 670 feet <br /> east-southeast of the Site, Hazardous Materials and Hazardous Waste <br /> Generators lists. This facility is described as a small quantity hazardous <br /> waste generator. Based on the types of listings and the distance from the <br /> Site, this facility is not anticipated to have impacted the Site. <br /> • Blue Star, 4040 E. Main St., approximately 440 feet south-southwest of <br /> the Site, Cleanup, Site Mitigation, Underground Storage Tanks, and <br /> Aboveground Storage Tanks lists. Live Oak reviewed records on file for <br /> this facility at the San Joaquin County Environmental Health Department. <br /> According to records reviewed, this property was a former gasoline <br /> station. A 6,000-gallon gasoline UST, a 12,000-gallon gasoline UST, and <br /> a 4,000-gallon diesel UST were removed in 2002, and the station was <br /> demolished. Soil and ground-water sampling was conducted, and <br /> gasoline, diesel, BTEX constituents, MTBE, and 1,2-DCA were detected. <br /> The ground-water flow direction reportedly varies from southeast to <br /> northeast. In its 2013 "Recommendation for a finding of no further action" <br /> letter, the Central Valley Regional Water Quality Control Board stated that <br /> "pollutant impacts from Jamar Service overwhelm the pollutant discharges <br /> from Blue Star" and "vapor migration is not a threat to neighboring <br /> LOGE 2251 9 <br />
