2.1 Zoninq <br /> The San Joaquin County District Viewer indicates that the Site is zoned R-L, Low <br /> Density Residential. This zoning designation "is appropriate for single family <br /> neighborhoods. The typical housing type is detached, single family dwelling <br /> units. The density is 2-6 primary dwelling units per gross acre" (San Joaquin <br /> County Community Development Department). <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into three new parcels (Plate <br /> 3). All three parcels will receive public water and sewer service. Mr. Morenos <br /> plans to build additions onto both houses on the Site (personal communication, <br /> January 5, 2023). <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as flat <br /> land located at approximately 30 feet above mean sea level. This map is <br /> included as Plate 4. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Additional photographs dated 1993, <br /> 2002, 2007, 2016, and 2022 were obtained from Google Earth. <br /> In the 1937 photo, Oro and Adelbert Avenues are approximately half-developed <br /> with small orchards and rural residences. One or more structures and some <br /> large trees are present on the east side of the Site. The adjacent land to the <br /> south is an orchard. A long structure can be seen on the land to the north. The <br /> adjacent parcels to the east and west are vacant. <br /> In the 1952 photo, a structure can be seen on the west side of the Site. New <br /> houses have been constructed on all sides of the Site, and the orchard to the <br /> south and long structure to the north have been removed. <br /> In the 1963 photo, three structures can be seen on the Site. New houses have <br /> been constructed to the south. <br /> In the 1975 photo, new houses have been constructed to the south of the Site. <br /> LOGE 2251 2 <br />
