3. Each vehicle parking stall shall be an unobstructed rectangle, minimum 9 feet wide and 20 feet <br /> long. (Development Title Section 9-406.060) <br /> e. SETBACKS. A minimum 10-foot-wide setback shall be maintained along all interior lot lines. <br /> (Development Title Section 9-406.080[e][1]) <br /> f. TRUCK PARKING: The design of truck parking areas shall be as follows: <br /> 1. All maneuvering areas shall be surfaced with all-weather material as defined and approved by the <br /> San Joaquin County Fire Chiefs Association. Storage areas for trucks and trailers may be <br /> surfaced with gravel or higher classification of surfacing. (Development Title Section 9- <br /> 406.080[g][5]) <br /> 2. Spaces shall be a minimum 25 feet in length and 12 feet in width and shall have minimum height <br /> clearance of 14 feet. (Development Title Section 9-406.080[g][1]) <br /> 3. All parking stalls and directional arrows shall be delineated with paint or similar distinguishable <br /> material. (Development Title Section 9-406.060[e]) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1. Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide.(Development Title Section 9-406.060[n][1]) <br /> 2. The first 20 feet of any driveway and major circulation drive lanes shall be surfaced with pavement <br /> or Portland cement concrete. (Development Title Section 9-406.080[g][6]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br /> 2. All required front and street-facing side setbacks, except for areas used for driveways and <br /> entries, shall be landscaped. (Development Title Section 9-402.030[a]) <br /> 3. A minimum 10-foot-wide landscaped strip along east property line respecting the ultimate right- <br /> of-way width of Broadway Avenue, shall be installed across the frontage of the project site. <br /> (Development Title Table 9-402.030[B][2]) <br /> 4. A minimum of 45 trees shall be evenly spaced throughout the parking lot. (Development Title <br /> Section 9-402.030[c][1]) <br /> 5. All areas of a project site not intended for a specific use, including areas planned for future <br /> phases of a phased development, shall be landscaped or left in a natural state. (Development <br /> Title Section 9-402.030[e]) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> 1. All storage materials and related activities, including storage areas for trash, shall be screened so <br /> as not to be visible from adjacent properties and public rights-of-ways. This screening shall be <br /> between 6 and 8 feet in height. Items stored within 100 feet of a public street, or a Residential <br /> zone shall not be stacked higher than 2 feet above the adjacent screen.
