2. All exterior electrical cage enclosures and storage tanks shall be screened from view from adjacent <br /> public streets and Residential zones. (Development Title Section 9-400.040[d][3][C][ii]) <br /> 3. All storage materials and related activities, including storage areas for trash, shall be screened so <br /> as not to be visible from adjacent properties and public rights-of-ways. This screening shall be <br /> between 6 and 8 feet in height. Items stored within 100 feet of a public street, or a Residential <br /> zone shall not be stacked higher than 2 feet above the adjacent screen. Exceptions can be <br /> approved by the Zoning Administrator. (Development Title Section 9-400.040[d][3][C][i]) <br /> 4. A minimum six to eight-foot-tall fence for screening shall be installed along a property line where <br /> truck or trailer parking is located. Screening may consist of a masonry wall or any solid fencing <br /> approved by the zoning administrator. (Development Title Section 9-406.080[e][2]) <br /> j. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. All off-street parking areas where the parking area is used at night shall be provided with exterior <br /> lighting. (Development Title Section 9-406.060[m]) <br /> 2. All lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted, except onto public roads, provided, however, that such light shall <br /> not cause a hazard to motorists. (Development Title Section 9-406.060[m][3]) <br /> 3. All lighting shall be on a time clock or photo-sensor system so as to be turned off during daylight <br /> hours and during any hours when the parking area is not in use. This requirement does not <br /> apply to security lighting. (Development Title Section 9-406.060[m][2]) <br /> k. TREE PRESERVIATION: Future development shall be consistent with the requirements of the <br /> County's Tree Preservation Ordinance (Development Title Section 9-400.080) <br /> 1. The removal of a Native Oak Tree, Heritage Oak Tree,or Historical Tree shall require an approved <br /> Improvement Plan application. (Development Title Section 9-400.080[c]). <br /> 2. A five(5)foot high chain link fence shall be placed at the outermost edge of the protected zone <br /> of each tree or group of trees during construction (Development Title Section 9-400.080[f][2]) <br /> 3. No trenching within the protected zone is permitted (Development Title Section 9-400.080[f][3]) <br /> 4. Replacement of the trees shall comply with the provisions of Development Title Section 9- <br /> 400.080(d) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-408 of the Development Title and be included <br /> on the Site Plan. All portions of any sign shall be set back a minimum of 5 feet from existing and future <br /> right-of-way lines and shall not block pedestrian or vehicle rights-of-way or obstruct drivers' visibility. <br /> (Development Title Section 9-408.070[p]) <br /> m.
