Density Residential . According to will -serve letters provided by the Department of <br /> Public works for water and storm drainage , and the Woodbridge Sanitary District <br /> for wastewater disposal , the underlying project can be serviced by existing <br /> municipal utilities . As a result , the proposed project is consistent with the General <br /> Plan goal for infill development . <br /> Medium Density Residential ( R / M ) : Locational Criteria ( p . 3 . 1 - 32 ) <br /> This designation provides a transition from lower density , single family areas and more <br /> intensely developed residential and commercial areas . The Medium Density Residential <br /> Designation generally applies to residential neighborhoods within Urban Communities and <br /> City Fringe Areas . <br /> • This parcel is located on the western edge of the commercial core of the Urban <br /> Community of Woodbridge . The area to the west of the project site is zoned R - M <br /> ( Medium Density Residential ) . The area to the north of the parcel is zoned R - L ( Low <br /> Density Residential ) . The areas to the east and south of the parcel are zoned C =C <br /> ( Community Commercial ) . Approval of this project would not change the overall <br /> zoning pattern of the surrounding area . <br /> Density : 6 to 10 primary dwelling units allowed per gross acre . <br /> • The project site consists of 12 legal lots , for a total of 2 . 12 net acres . However , in <br /> the General Plan residential densities are based on gross acreage . Gross acres <br /> include all land ( including streets and rights - of-way ) designated for a particular use . <br /> The total gross acreage of the two ( 2 ) lots is approximately 2 . 67 acres . Based on <br /> the gross acreage and a maximum of 10 primary dwelling units allowed per gross <br /> acre in the R/ M designation , a total maximum of 26 dwelling units could be permitted <br /> on the project site . <br /> Minimum Lot size : 6 , 000 square feet <br /> • The project site consists of 12 legal lots . The underlying project includes a Lot Line <br /> Adjustment and Merger to create 9 Medium Density Residential parcels . If approved , <br /> the parcels may have a primary and Accessory Dwelling Unit ( ADU ) allowed with a <br /> ministerial building permit . In lieu of single -family residences , a Bungalow Court or <br /> a Duplex may be constructed on each parcel with a ministerial building permit . <br /> Additionally , a Multi - Unit Residential complex is conditionally permitted in the R - M <br /> zone subject to an Administrative Use Permit . Any resultant parcel is required to <br /> meet a minimum parcel size of 6 , 000 square feet . <br /> Service Requirements <br /> WATER <br /> Water Treatment and Delivery Policy , Goal IS - 5 . 2 ( Page 3 . 2 - 36 ) <br /> The County shall require the minimum standards for water system improvements provided in <br /> Table IS - 1 for the approval of tentative maps and zone reclassifications . <br /> Table IS - 1 Water System ( Page 3 . 2 - 37 ) <br /> New projects in urban communities shall be served by public water systems . <br /> 3 <br />
