CONDITIONS OF APPROVAL <br />PA -2300075 <br />ROSE ROGAN / ROBERT BANCHERO / ROBERT SNOW <br />Lot Line Adjustment Application No. PA -2300075 was approved by the Community Development <br />Department on October 11, 2023, which is the effective date of approval. This approval will expire on <br />April 11, 2026, which is 30 months from the effective date of approval, unless a Notice of Lot Line <br />Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br />Surveyors' Act. <br />Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br />a. APPROVAL: This approval is for a Lot Line Adjustment application between two parcels, as shown <br />on the site plan dated April 20, 2023. <br />NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br />shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br />Department. The- legal descriptions shall be prepared, stamped and signed by a Registered Civil <br />Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br />Licensed Land Surveyor. DEPARTMENT OF PUBLIC WORKS (Contact: [209] 468-3000, see memo dated August 9, 2023) <br />NOTES AND INFORMATION ONLY: <br />Access to these parcels is not created by this Lot Line Adjustment.
