MOUNTAIN HOUSE MASTER PLAN <br /> Policies: In addition to other standards in the County ❑eveloprrnent Title, home <br /> occupations shall adhere to the following: <br /> a) Home occupations shaft be conducted indoors, within the residence or <br /> accessory structure of the principal practitioner_ <br /> b) Up to 404 square feet,at no more than one third of any residence,including <br /> a second unit dwelling shall be used for the home occupation. <br /> C) No changes may be made to after the residential character of the building. <br /> d) Any commercial vehicle shall be parked within the garage or carport cf the <br /> residence. <br /> ey Workthat produces noise,vibration,glare,fumes, odors,dust, or electrical <br /> interference is prohibited. <br /> 3.3.4 Second Unft Dwellings <br /> Objective To encourage second unit dwellings in order to increase the diversity <br /> and affordability of housing opportunities for residents (see Section 3.9.3, <br /> Affordable Housing Program.) <br /> POticies, <br /> a) [Design of second unit dwellings shall reinforce the character of the <br /> neighborhoods targeted to include second units. Architectural treatments, <br /> scala and massing of second units shall be in keeping with the primary <br /> residence, and surrounding buildings. <br /> h) For each residential subdivision within the R-VI„ R-L <br /> and R-M zoning districts, and for residential projects <br /> consisting of single family dwellings in the R-MH zoning <br /> district, second unit dwellings shall be required an at <br /> mast 6.5% of the parcels in Specific Plan area i and II <br /> and 10.0% for those parcels in Specific Plan area Ili, <br /> unless the required units are provided elsewhere within <br /> the fW!ecjfiC neighborhood. These units shall not be <br /> located in a single location in the neighborhood, but <br /> rather located throughout the same neighborhood. <br /> Implementation: <br /> h) Tentative Maps_ Tentative Map applications for Very Low density <br /> Residential, Low density Residential, and Medium (Density Residential, <br /> zones shall identify the parcels or lots designated for second unit dwellings <br /> on an attached second unit plan. The second unit plan attachment may be <br /> amended subsequent to map approval only by designating a replacement <br /> Chapter Three Page 3,33 <br /> Resolution Template 01/2023 <br />
