It is noteworthy that minimum parts acreage <br /> requirements have been altered for Mountain House. The 2035 General Plan <br /> allows fountain House to have an approved park ratio of not less than five acres <br /> of parks per 1,000 population, instead of a required ratio of 10 acres of regional <br /> parks and three acres of local parks per I.WC population as for other <br /> unincorporated communities. For Neighborhood and Gommunity Parks, Mountain <br /> House allocates a minimum of 5 acres per 1,000 population and significantly <br /> reduces the minimum 113 acres per 11,0a0 population for Regional Parks. Instead <br /> of a larger acreage dedication for Regional Parks based on buildout population, <br /> Mountaln House will develop and maintain an M87acre Regional Park along Old <br /> River_ Although this is a much smaller park, acreage wise, than would ordinarily <br /> be required, this is offset by including a commitment for its construction and on- <br /> going maintenance. Also-, should a Regional Park fee he required County-wide, <br /> development in Mountain House will be subject to a Regional Park Fee,it- <br /> As described above, this Plan presents a general framework for other more <br /> detailed plans and programs to follow. Specifically, each Specific Plan will provide <br /> more detailed plans for Neighborhood, Community,and Regional Parks that are in <br /> the Specific Plan boundaries. The Mountain House MHCSD has ado acted as of <br /> May 12, 2021 the "Mountain House_P_arks..Recreatian and Leisure Plan" will <br /> provides more detailed plans and tailored specifications and standards that will <br /> ensure that when the parks are actually built they will not only be consistent with <br /> the policies adopted in the Master and Specific Plans, but will also be tailored to <br /> meet the current needs of the residents. <br /> The Public Land Equity Program(PLEP), Development Title Chapter 9-1245M,for <br /> Mountain House provides for the acquisition and dedication of most public lands <br /> in the community, includ€ng all park sites.
