2.1 Zoning <br /> The San Joaquin County District Viewer (sjmap.org) states that the Site is zoned <br /> AG-40, General Agriculture with a minimum parcel size of 40 acres. The San <br /> Joaquin County Community Development Department states that this zoning <br /> designation "is established to preserve agricultural lands for the continuation of <br /> commercial agriculture enterprises." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to separate the Site into seven new numbered <br /> parcels (Plate 4). No construction is anticipated in the near future, though Mr. <br /> Teicheira indicated that some of the new parcels may be sold. He stated that the <br /> dairy area will remain in use as a dairy (personal communication, July 19, 2023). <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map of the Ripon <br /> quadrangle was reviewed (Plate 5). In the map, the Site is depicted as relatively <br /> flat land located at approximately 27 to 33 feet above mean sea level. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Four additional photographs, dated <br /> 1993, 2003, 2011, and 2023 were obtained from Google Earth. <br /> In the 1937 photo, the Site appears to be natural landscape with some evidence <br /> of past mowing or discing. Some activity is evident near the northwest corner; it <br /> is unclear whether structures are present. An irrigation canal crosses the <br /> property, and several rough field roads can be seen. The adjacent properties <br /> appear to be natural land or irrigated pasture. Three building clusters can be <br /> seen to the east, where the land is irrigated pasture. <br /> In the 1952 photo, the Site has been developed into irrigated pasture crossed by <br /> field roads and irrigation canals. Five or more structures are present in the main <br /> dairy area, as well as a square area that may be a cattle pen. At the northwest <br /> corner, two structures can now be seen. The surrounding properties on all sides <br /> have also become irrigated pasture, and two new agricultural building clusters <br /> can be seen to the west. <br /> LOGE 2327 2 <br />
