• This finding can be made because the proposed use is not anticipated to create any nuisances <br /> related to the emission of odor, dust, gas , noise , vibration , smoke , heat or glare at a level <br /> exceeding ambient conditions . Conditions of Approval from the Department of Public Works , <br /> Environmental Health Department , and the San Joaquin Council of Governments will ensure <br /> that the project is developed to the appropriate standards to avoid creating a nuisance . <br /> 6 . The site of the proposed use is adequately served by highways , streets , water , sewer, storm drainage , <br /> and other public facilities and services . <br /> • This finding can be made because proposed project currently has access from Augusta <br /> Street and any proposed new driveways will require an encroachment permit according to <br /> the recommended Conditions of Approval provided by the Department of Public Works . This <br /> will ensure that the proposed use is adequately served by highways and streets . <br /> Additionally , the subject parcel is located within the area served by the Woodbridge Sewer <br /> District (WSD ) for wastewater, and adjacent to the San Joaquin County Department of Public <br /> Works ' Mokelumne Acres Maintenance District , which provides for water and storm <br /> drainage service to the area . The applicant has submitted will -serve letters from WSD and <br /> the Department of Public Works indicating that public services are available to the site for <br /> water, sewer, and storm drainage . <br /> 7 . The proposed use complies with all applicable provisions of this Title . <br /> • This finding can be made because the proposed use is classified as Multi -Unit Residential , <br /> which may be conditionally permitted in the RN ( Medium Density Residential ) zone subject <br /> to an Administrative Use Permit Application . If the project is approved with the recommended <br /> Conditions of Approval provided by the reviewing departments and agencies , the proposed <br /> use will be consistent with the Development Title <br />
