FINDINGS FOR ADMINISTRATIVE USE PERMIT <br /> PA -2400017 <br /> YORKTOWN PROPERTIES LLC / VALLLEY PACIFIC PETROLEUM SERVICES , INC . <br /> Finding No . 1 : Consistency <br /> The proposed use is consistent with the goals , policies , standards , and maps of the General Plan ; any <br /> applicable Master Plan , Special Purpose Plan , Specific Plan , and Planned Development zone ; and any <br /> other applicable plan adopted by the County . <br /> • This finding can be made because Pursuant to Development Title Section 9 =202 . 020 an <br /> Administrative Use permit is required to develop an indoor warehouse in the I = L ( Limited <br /> Industrial ) zone . No other Master Plans , Specific Plans , or Special Purpose Plans are applicable <br /> in the project vicinity . <br /> Finding No . 2 : Improvements <br /> Adequate utilities , roadway improvements , sanitation , water supply , drainage , and other necessary <br /> facilities have been provided , and the proposed improvements are properly related to existing and <br /> proposed roadways . <br /> • This finding can be made because there are no new utility or roadway improvements <br /> required . The scope of the indoor warehouse is intended to support the approved <br /> commercial uses onsite . The project will not require increased utilization of private water <br /> and septic systems , and all storm water will be naturally drained . <br /> Finding No . 3 : Site Suitability <br /> The site is physically suitable for the type of development and for the intensity of development . <br /> • This finding can be made because the subject parcel is 5 . 05 acres and supports a truck <br /> wash , truck repair and additional accessory uses . The warehouse is to serve as storage for <br /> the existing truck repair and additional approved commercial uses on site . The building will <br /> be developed on previously paved grounds that did not specified serve a use . <br /> Finding No . 4 : Land Use Compatibility <br /> The location , size , design , and operating characteristics of the proposed use will be compatible with and <br /> will not adversely affect the livability or appropriate development of abutting properties and the <br /> surrounding neighborhood . <br /> • This finding can be made because the parcels to the north , east , and south are zoned I - L <br /> ( Limited Industrial ) . The surrounding parcels support trucking , contractors , wholesale <br /> distribution , and heavy equipment businesses . Additionally , the site is not proposing <br /> additional trucking trips with the warehouse addition . Thus , the project is not expected to <br /> adversely effect the surrounding properties . <br /> Finding No . 5 : No Nuisance Created <br /> The proposed use will not create any nuisances arising from the emission of odor , dust , gas , noise , <br /> vibration , smoke , heat or glare at a level exceeding ambient conditions . <br /> • This finding can be made because the proposed indoor warehouse is for storage of materials <br /> onsite . No noise , odor, gas , dust , or other nuisances shall continue beyond the construction <br /> PA-2400017 — Findings 1 <br />
