1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of one parcel totaling 15.9 acres. The subject Assessor <br /> Parcel Number is 059-260-10 (formerly: 059-160-03). The project is in an agricultural area. The parcel <br /> is zoned I/T. <br /> 1..2 Description of Proposed Development: It is proposed to create two parcels. These parcels are <br /> being created based on the existing 15.9 acre parcel. In accordance with the San Joaquin County <br /> Development Title, this Surface and Subsurface Contamination Report(SSCR)is being submitted for <br /> approval. This report will investigate the property for visual or historical environmental contamination <br /> based on field observation, interviews with the owner, and County records. (This SSCR includes no <br /> chemical analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past,Present:, and Proposed :Future Uses: The primary source of information of <br /> the historic use of this property is testimony from one of the owners, Terry Tarditi,who has owned the <br /> parcel for over 20 years. The land use has not changed during this time. The land has been a truck yard, <br /> residence and orchard. The parcel's future use is to continue being a truck yard, residence and orchard. <br /> 3.0 :IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1. Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioners office in February, 2024 (see appendix for results). An <br /> onsite survey was performed on February 14, 2024 by staff of Dillon & Murphy. The San Joaquin <br /> County Environmental Health Department's underground storage tank mitigation database list did not <br /> yield any concerns. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potential for contaminations includes farming <br /> use. Historically there have been underground storage tanks on site but that were removed between <br /> March, 1995 and May, 1999. four monitoring wells were installed between 1995 and 1998 and were <br /> used to monitor contamination until 2013 when the clean up status was considered complete. The owner <br /> has no knowledge of improper above ground storage of chemicals on the subject parcel. <br /> The orchard historically has been treated with Carbaryl, Aluminum Phosphide, Strychnine, Zinc <br /> Phosphide, 2,4-D Amine, Paraquat and Non-Permit AG Prod. (See Permit No. 39-18-3904351 and <br /> Permit No. 39-21-3904351)(See Appendix) <br /> 1 <br />
