The PD district requires a minimum of 40 percent common and <br /> public open space. The application indicates only 11 .7 per- <br /> cent open space. The site plan submitted with the full <br /> application should indicate at least 20 percent common/shared <br /> open space, and the remaining in private should total at <br /> least 40 percent . Consideration should be given to rede- <br /> signing the current layout to maximize coen space. <br /> 7 . Lots 1-25 should include building pads on the PD site plan. <br /> Will any driveways or garages be provided to reduce on-street <br /> parking demands? <br /> B . Minimum perimeter setbacks of 20 feet will be required. <br /> 9. At least 50 percent of the parking spaces for the multi-family <br /> units should be covered. <br /> lo . Illustrate all amenities to be included in the recreation <br /> area (playground, clubhouse, laundry facilities, etc. ) . <br /> 11 ., Submit preliminary Conditions, Covenants, and Restrictions or <br /> other proposed maintenance provisions which describe how all <br /> common areas will be maintained. <br /> NOTE: <br /> The Preapplication is designed to inform prospective applicants <br /> of General Plan consistency, zoning consistency, public improve- <br /> ment requirements, preliminary design constraints and oppor- <br /> tunities, and major environmental and safety issues. This in <br /> information is provided in the hope of assisting the applicant <br /> submitting a better and more complete application, as well as <br /> minimizing processing time. It is not intended to be an in-depth <br /> analysis, and an environmental assessment is not completed. The <br /> applicant should be aware that a detailed review will not be done <br /> until the full application is submitted.
