STANDARDS AND ORDINANCE REQUIREMENTS <br /> PA-2400461 <br /> JESIKA DHILLON &SATNAM SINGH/MIKE SMITH ENGINEERING, INC. <br /> Zoning Compliance Review No. PA-2400461 (Z) was approved by the Community Development <br /> Department on June 29, 2026. The effective date of approval is June 29, 2026. This approval will <br /> expire on June 29, 2029, which is 36 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> issued and remain in force,and(3)all necessary permits from other agencies have been issued and <br /> remain in force. <br /> Those requirements followed by a Section Number have been identified as Ordinance Requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact: (209) 468-3121) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-508) <br /> b. APPROVED USE: This approval is for a gas station complex that will include the following as <br /> shown on Site Plan dated June 23, 2026: (Use Type: Fuel Sales; Automotive, Retail Sales and <br /> Services; Convenience Store) <br /> • 1,250 square foot cafe/coffee shop <br /> • 1,250 square foot office for truck dispatching <br /> • 2,500 square foot convenience store <br /> • 2,520 square foot canopy with dispensers <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-610.070) <br /> d. SETBACKS: Setbacks shall comply with the following: <br /> (1) Pump islands must be located a minimum of 15 feet from any lot line to the nearest edge of the <br /> pump island. A canopy or roof structure over a pump island may encroach up to 10 feet within <br /> this distance. (Development Title Section 9-409.410(a)(6)) <br /> e. HOURS OF OPERATION: Permitted hours of operation are between 7:00 a.m. and 11:00 p.m., <br /> seven days a week. (Development Title Section 9-409.150(d)) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All required front and street-facing side setbacks, except for areas used for driveways and entries, <br /> shall be landscaped (Development Title Section 9-402.030(a)) <br /> (2) Protective six-inch concrete curbs or standard concrete wheel stops shall be required where <br /> planting abuts parking stalls, loading areas, driveways, or turn-around areas. (Development Title <br /> Section 9-402.0400)) <br /> (3) One tree for every 5,000 square feet of lot area.
