The following Recognized Environmental Conditions (RECs) were identified in connection with the <br /> subject property: <br /> • The historical use of the subject property by various auto parts and towing companies in <br /> conjunction with the presence of an on-site septic tank, and the lack of sampling data, <br /> represents a REC at the subject property. <br /> • The historical use of the subject property by various auto parts and towing companies in <br /> conjunction with the presence of an on-site grease trap (installed in approximately 1984) <br /> represents a REC at the subject property. <br /> Therefore, FR recommended a subsurface investigation at the subject property. <br /> On August 6, 2021, FR conducted a Phase II Limited Subsurface Investigation at the subject property and <br /> subsequently produced a Phase II Limited Subsurface Investigation Report, dated August 20, 2021. Below <br /> is a summary of findings from FR's Phase II Report: <br /> • All VOC and TPH results in soil were below detection limits for the samples analyzed. Low <br /> concentrations of metals were detected in one or more soil samples. All soil results are below <br /> their applicable screening levels under California DTSC guidance or within expected background <br /> concentration ranges. <br /> • Elevated soil vapor results were reported for benzene and naphthalene. However, industry <br /> standard attenuation factors predict contaminant concentrations below indoor air screening <br /> levels using two of the three attenuation factors. Further risk assessment conducted using EPA- <br /> OLEM vapor intrusion risk assessment guidance indicate that no human health risk or reportable <br /> condition is present from contaminants detected in soil vapor at the subject property at this time. <br /> • Elevated concentrations of TPH-DRO were detected in two out of three groundwater samples <br /> analyzed above the TPH-DRO ESL of 100 µg/L. <br /> Therefore, FR recommends further subsurface investigation in the form of groundwater sampling at the <br /> subject property. <br /> Pre-drilling Activities <br /> • Perform Site Visit to verify existing conditions and pre-mark boring locations and notify Underground <br /> Service Alert (USA) of the intent to excavate or drill and use standard care to avoid potential damage <br /> to subsurface utilities. <br /> • A Site-specific Health and Safety Plan (Level D Health & Safety according to OSHA CFR 1910.120), will <br /> be prepared. <br /> Scope of Work/Field Investigation <br /> 3 <br />
