BACKGROUND <br /> 2.1 Site Description and Historical Site Use <br /> The Site is located on West Hammer Lane between Brentwood Drive and Alexandria Place in Stockton, <br /> California. The Site is approximately 4.86 acres of commercial property (strip mall) located at 1762 West <br /> Hammer Lane, Stockton, California (Figure 2). SGM, a general partner of Lincoln Properties Ltd., owns <br /> the Site. <br /> Dry-cleaning operations were historically performed at the Site in tenant spaces 1744 West Hammer Lane <br /> (currently a pizza restaurant)and 1762 West Hammer Lane(current location of Park Wood Cleaners,which <br /> has operated as a drop-off facility since on Site dry-cleaning ceased in January 1995). <br /> Based on information gathered to date by SGM, it appears that dry-cleaning operations in the 1744 West <br /> Hammer Lane space began in approximately June 1959 and continued until March 1982, when the dry- <br /> cleaning business moved to the 1762 West Hammer Lane space. David's New York Style Pizza currently <br /> occupies the 1744 West Hammer Lane tenant space. <br /> As part of the move from the 1744 to the 1762 tenant space, previous dry-cleaning machines reportedly <br /> were removed and new cleaning equipment was installed. On-Site dry-cleaning occurred until 1995,when <br /> all dry-cleaning equipment was removed and the facility continued as a drop-off business,with dry-cleaning <br /> performed only at an off-Site facility. <br /> 2.2 Site Geology and Hydrogeology <br /> The Site is located within the Central Valley sub-section of the Great Valley geomorphic province(DWR, <br /> 2012). Geology near the Site generally consists of unconsolidated alluvial and floodplain deposits of the <br /> Modesto Formation. The Modesto Formation consists of a heterogeneous mix of poorly sorted clay, silt, <br /> sand, and gravel with occasional beds of claystone, siltstone, sandstone, and conglomerate. These units are <br /> discontinuous and have considerable lateral and vertical variability. Similar lithologies are described in <br /> drilling logs of domestic wells in the Site vicinity, as well as soil boring logs from environmental <br /> investigations in the general Site vicinity(GSI, 2017). <br /> Recent groundwater monitoring at the Site has reported depth to groundwater observed around 18 feet <br /> below ground surface(ft bgs)with groundwater flowing towards the east-northeast(E2C, 2025). <br /> 2.3 Summary of Previous Investigations <br /> In response to MRP No. R5-2017-0835, indoor air sampling was performed in November 2017 in <br /> accordance with the approved Indoor Air Sampling Workplan (E2C, 2017a). Results from this sampling <br /> event were reported on 7 December 2017 in a letter report (E2C, 2017d). Chlorinated solvents, including <br /> PCE,were not reported in indoor air samples. <br /> A Site Investigation Work Plan was submitted to the CVRWQCB on 15 November 2017,with an addendum <br /> submitted 30 November 2017 (GSI,2017,E2C,2017c) and additional sample collection was performed in <br /> January 2018. A total of 60 soil samples collected from depths ranging from 2 to 14.5 ft bgs, 18 soil vapor <br /> samples collected from depths of 5 and 11 ft bgs,and 4 groundwater samples were collected.Four shallow <br /> 3 September 2025 <br />
